I do not think that the jack and Jill, very small shower and toilet room is worth the effort. No privacy if doors are not locked/closed. It would be better for four bedrooms to have two separate, good sized bathrooms. Bedrooms 2 and 3 can use one bathroom, Bedrooms 4 and 5 can use the other bathroom. Bed 3 can have a BIR across wall. The master ensuite needs a door for privacy, noise and light issues.
I agree. Remove the Jack and Jill bathroom, it’s a compromise you don’t need in a new build this size. And the WIRs dont add any additional hanging space so rethink those also.
Overall your layout is great, except the jack’n’jill. Downstairs I would add a sliding door on hall opposite bathroom to give added privacy when guest bed is used. The ‘400’ deep areas opposite garage door what are they? You have space for 600 deep cupboards 0
I live in a two story house and things that would help everyday life are: a cleaning cupboard upstairs that’s tall enough for a broom and with power for a stick vac, and a laundry shute. And if I was building from scratch a small tea and coffee station with a bar fridge. I love a cup of tea first and last thing and to be able to have it hot without traipsing downstairs would be a luxury that wouldn’t add a lot to the build at the design stage. And handy if you ever have meds that need refrigeration.
Matty, how many people will be living in this home? You have six bedrooms, but not a separate toilet. A separate toilet with a basin would be a very practical inclusion. If you can find the space😳
There’s only two kids sharing the upstairs bathroom in my place and they’d never survive with the loo in the bathroom. Def need it separate with a basin (and a mirror!)
Matty, just a point with bathroom design above. Yours plans show a corner duct where you have drawn the vanity, so this needs to be included in your plans. We dont know the size of duct, but im sure the builder can draw up your design to include, without compromise.
Other advice: The stairs are straight, and plans say “open stairs with plaster lining underneath”. I would suggest, if budget allows, to have storage cupboards installed in the underside of stairs. Also, the void above entry. Will it be noticed? Would a better use of this space be for a large linen/storage cupboard. Since you are a family of six, and I can only see one small linen cupboard downstairs and a slightly larger linen cupboard upstairs. Have you worked out where all your towels, sheets, blankets, Christmas decorations etc etc, are going to be stored when not being used. Voids do add to noise transfer and heating/cooling issues.
Great use of the space Oklouise. Separate toilet with access to basin. Better BIR instead of WIR, which take up so much space. All bathrooms/plumbing together on top floor. And importantly are positioned over downstairs utility areas, not bedrooms or living areas.
