Shorten house to gain backyard access?

last month

Hi, we have a 40yr old 5 bed house on ~1000m block. The house has a small dining area that we use as a "stuff" space, due to being too small for a rectangular dining table. I'm after thoughts, wisdom, advice on halving the width of this room (essentially shortening the house) in order to gain vehicle access to the large backyard.

The rear verandah will need to be modified but it needs replacement anyway due to it's age and construction, A/C moved and concrete pathways etc. but these items are really peripherals and quite readily understood.

The roof is colourbond, and the slab will need to be cut down once the existing building is pulled back. Im not sure thats even possbile really, and so here I am :)

The new end of house will be aligned with the remaining wall, essentially removing the step in the existing design.

House will be ~10sm smaller but the property will have rear yard access for a shed.

Hopefully these photos will help tell the story.

Sounds like you just need to find builder or trades to do the work. A builder will collate all costs and coordinate all from dem, elec, plaster, forming, brick it’s, carpenters, Plenty of brick to build new exterior wall. One question is whether any plumbing in it under this section of slab.

Hi Kate, thanks for your response. There is no plumbing in this part of the house, there is a window at the front (the one with the timber venetian), a sliding door at the rear thatbe removed, a power point, a light and a ceiling fan.

With the right builder, this appears to be a straightforward demolition of roof and walls, rebuilding wall and roof line. Reinstalling electrical, cornices etc. removal of concrete slab. All doable, But may be expensive. Making sure that builders are careful with external bricks so they can be reused for new wall. Is the home brick veneer or double brick?

    Thanks Dreamer, its a veneer

Have you checked with your local council ? I can’t see that adding backyard access would be a problem but you’re going to need to talk to them about permits anyway so before you start planning too much check in with them.

If the builder charges too much to clean and reuse existing bricks, just clad the new wall component or use fast-wall bricks and apply render. You could also reuse gutter and fascia if not damaged in demolition.

please share a floor plan of the house and site plan of the block with dimensions to better understand the impact of shortening the house...could extending the roof to the boundary and removing walls (with council approval) to create a drive through carport or alfresco be an option?
