Floor Plan Feedback & Ideas remodel Melbourne California Bungalow
Hi,
Looking for some early ideas to renovate in the most efficient way if possible to reduce cost, but hopefully still achieving a nice flowing house and try to future proof as much as possible. We are a family of 4 with primar school aged kids.
The house is a timber frame californian bungalow in melbournes North. The previous owners updated the bedroom and living areas, while the gear of the house hasn’t had much it at all. It’s in good condition for an old house apart from the bathroom which will need to be rebuild at some stage (functional but leaning has damaged the timber frame walls and subfloor).
We have a budget of $300k and would like to remodel the current rear space Our goals are to 1. open and if budget allows extent the rear living space to make the most of the North facing garden 2. updating / new kifchen 3. rebuilding the bathroom and 4. adding an ensuite.
Some early ideas.
> Extend living space with a side extension and pushing the kitchen to the side to open the rear (budget may not allow this)
> OR for a more budget-friendly option adding a glazed sun room / verandah at the rear.
> Transforming the current bathroom into a master ensuite and adding a second bathroom where the current laundry and powder room are.
> OR Keeping the current bathroom in place and adding a smaller ensuite in the as joining room
We would like to fix the bathroom before moving in and then decide after settling into the house on what to next, but want to keep our options open.
The most cost effective would be to keep the wet areas into place, but this would prevent us using rhe laundry and powder space in the open plan.
We’re early in the process and this is our first reno. So any ideas or feedback is much appreciated!

what is the width and length of the whole block and the distance from house to both side boundaries and from house to garage and please share a Google earth view of the roof

Unfortunately the way costs are and with all the associated costs for renovations your $300k won’t accommodate an extension and a remodel of the existing interior. It may get you a basic shell of an extension and a small amount of cosmetic changes. I think you’d need to see what you can do within the current footprint. Assuming that the goal is open plan living, 3bed and 2 baths as essentials and the rest is a wish list.

subject to more accurate dimensions and extra information something like this might work for new bathrooms and laundry while keeping the original kitchen and living area with new kitchen, dining and alfresco and extra bedroom to be added when budget allows

Can you explain the roof. Is the rear roof structure pitched at right angles to main roof. What part of the floor plan is under that roof. Ie where was the rear of original house? Can either fireplace be removed? I assume you are on stumps. Is there McRae space under whole house?

Original Authorlast monthHi, yes the rear roof is a flat roof at a right angle to the original over the kitchen and laundry / powder room. yes the house in on concrete stumps

Original Author24 days agoThanks everyone for the feedback. This helped give us a much better idea about how we could do a larger remodel. We've decided for now to focus on repairing the existing bathroom, and adding an ensuite so we can move in and plan the rest once we have a feel for the house. because the existing wall between bathroom and powder is the original roofline and the later addition of kitchen and powder/laundry is not in grat shape, we'll plan to rebuild out from there.
