Staircase remodel for better flow

I have bought a dormer bungalow where the staircase was an after thought. The direction of the stairs in my opinion goes the wrong way, starting at the back of house. You also must walk under the stairs as you enter the living area. Looking for ideas to improve this flow.

Can u post the 2 floor plans. Are you wanting to change the staircase location?

Now it's beginning to work! Luv the rug! A few more red showstoppers, and I luv the post about matting your family pic, and larger frame for it. Looks like you might be a bit uncomfortable with the great post idea of moving your sofa out into the room away from wall. If so, could you accept putting it diagonally from the entrance doorway, across that corner where it is, stopping at the edge of your window? That's a bit of a move outward, still can see the fp and tv, and show off your new rug, which could go diagonally in front of the sofa. Then, if you like that, after a while you could move it on out as Deb K suggests. Sometimes intermediate steps are more doable for us than those big changes.Same with painting; if you could first paint just the fp wall, then later paint other walls...seems some color would really make it more homey. Would you cosider a quite contemporary fixture for the light in the center ceiling? Maybe a bit of red could go there!

I think the first layout is fine. You might want to consider moving the door for the storage room of the master bedroom so that it opens into the hall. That way the kids can use it for overflow storage. Also, that hallway is big enough that I think it could hold a large armour, providing more closet space. (There's no need to sleep in the same room as your clothes, so long as they're not too far off.) Also, don't forget that while the drawing shows kids in double beds, this need not be the case, so there will be more room for furniture (dressers or whatever) in their rooms. Finally, that step to bedroom 4 will not be odd at all. I've seen it in other homes. It looks clumsy in the drawing but it isn't. What you'll see when you come up the stairs is a bedroom door on a slight diagonal. It's only an odd jagged step if you walk like a robot, in straight lines along the wall, which is what your eye is doing on the drawing but you won't do in real life.

Hi definitely remove the x bars on the deck balustrade. Landscape close to the house so it grounds the house. Trees will make it look less bare. Chose some that work for your area, that are evergreen, and are not going to grow really big. With a really plain house - dark colors will make it look better. Dark Grey, or black with a warm tone so it doesn't have a blue undertone in it. Make sure it is a warm grey or black. Use green foliage around it. Paint out the pergola in the dark grey too or white if you want a different look. Fill in the balustrade where the x is removed with plants in front of those areas. Grow a vine up the pergola that is nice.

Heating sources here in New Zealand are typically Heat Pump or woodburner. I see a heat pump merely blowing dirt and dust/hair everywhere... keeping it in the air... and distributing it all over. I've run across this: www.thermaskirt.com which is very interesting. It's like a radiator, using hot water to heat, but on each of the walls, at floor (skirting) level. Since we have 3.3m (11ft) ceilings in this addition, it might be the most effective at providing heat where we need it without blowing dirt/dust around.

Nothing that you’re on the Australian version of Houzz. If the fireplace has a chimney then that’s probably the reason the stairs are in the current place.

Options. Widen the hall doorway to full width. Move tv to above fireplace or to other side of fireplace. You could build wall to hide staircase if you don’t like it and or want more storage

assuming enough available alternative spaces, any new stairs need to arrive in the centre of upstairs to allow enough headroom so only other potential locations for the stairs would have to sacrifice space from beds 1 and 3 with downstairs entry to the stairs still through the sitting room or you could steal space off the kitchen or dining area with entry to the new stairs through front entry, sitting room or kitchen ...

but a much cheaper, easier and less wasting space option would be to enclose underneath the existing stairs to create below stairs storage with mini hallway to external door and entry to the existing stairs
