- Making 3 separate rooms upstairs

- down stairs need walk in pantry

masher bedroom needs build in wardrobes and separate bathroom.

currently has external laundry would like to bring back inside and remove granny flat but create a space that could be separate living

- make it less maze like - keepng in mind on a tight budget for this flip project

Can the master bedroom be accessed from dining in future? Do you want an internal powered room. Is the granny flat at the same level as house floors?

Im open to any Ideas, yes I was thinking that it would work better to access of the other living room.

The Granny flat was a garage conversion from previous owners and yes all one level.

I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. You might be able to find the same color and design in floor tile OR opt for a wood floor as another poster suggested.

I really don't see an issue with the rooflines. Looks like the angles are fairly similar and the clean lines of both structures should be easy to coordinate, especially in your open, rural setting. Since you've found a stunning deal, I would say, go for it! I definitely would want to find an architect ASAP and by all means, before you pour the slab, make sure you have a plan to coordinate.

I won't bother with lattice, barrels are partially obscured from the street by fencing and if I put it up I would have to work around the lattice in order to turn the valves for water. If I can just make better use of collected water I'll be happy. We are at the end of our growing season so I should be cleaning up the garden and putting it to bed for the winter, just can't seem to get motivated. We had our first frost last week. Usually, our average early frost date is 1 November. I got almost no produce from garden this year, but there is always next year. Chookchook2 I've seen some of those decorative metal panels and they are gorgeous, sure hope your budget will allow you to get some before too long. Most of our state has been on fire for a good part of the summer. The closest is across the river from us and they have been battling it for almost a month. Some friends have had to evacuate repeatedly. We've only been concerned once, a small grass fire on our side of the river on a day we had wind gusts up to 65mph. Fortunately, it was put out quickly. Australia and New Zealand have both sent firefighters to help with the blazes. I can't begin to tell you how appreciative we are. The closest fire was fought for almost a week by local volunteers only as there were no other resources available. They were all on other fires. The Army National Guard (reserve troops) were called out to help with support duties and for the first time ever the federal Department of Natural Resources (DNR) asked for civilian volunteers to help with non firefighting tasks, cutting fire breaks, moving supplies etc.

With the pantry being located where it is, it provides a opportunity to make it inbuilt and continue your bench top along. This would then provide more bench space and would make sure you are using that wall to its full potential. However for space and flow and to make your kitchen more ascetically pleasing, we would suggest keeping the island bench and making the appliances integrated. This provides opportunity to make that far wall a feature wall, which can be as simple as a blackboard or pictures, to making it a colour feature (depending on you cabinetry) or even to make it high class you could create a wood paneling feature. I hope this helps, either way you can add bonus features to your kitchen, you can create more storage and bench space with changing the pantry, or you could make a design feature out of that wall. I have thought about seeng if council have the origininal plans becasue . I have struggled to figure it out too.

Thank you Kate I didnt think ofusing under the stairs to acsses to lead down to the laundry.

various versions of your house plans available on line show multiple inconsistant room shapes and dimensions and it looks like the original house has already been extended in all directions so if you're wanting to make the best of the house for an "economical" flip my suggestions would be for minimal changes to keep the granny flat for a MPR with internal access and maybe an extra window overlooking the pool, replace external door from downstairs bathroom with a window and add an internal laundry and new master suite with ens and wiw (with or without changes to the angled external wall) but changes to the kitchen to include a pantry would be very expensive without much gain as it would mean sacrificing space off the existing games room and/or changes to original external wall openings between living 1 and 2 and/or replacing or relocating the whole kitchen and i would also leave the upstairs for a new owner to modify to suit themselves ..but, subject to more accurate dimensions, the new laundry and master suite could be like this.
