Do you need three full bathrooms? Have we seen this house before?

First time we've shared this house! Sorry I should have mentioned 2x full bathrooms and 1x powder room will be fine. Also each of the bathrooms can get away with only a shower and no bath.

we need a site plan (hand drawn is fine) showing the width and length of your block, distance from house to all four boundaries, size and location of pool and any extra buildings, entry gates from street and direction of north

A quick sketch of my initial thoughts. New bedroom. Laundry becomes combined laundry and bathroom. Toilet incorporates vanity. Renovate existing bathroom. Remove wall in kitchen. Remove wall to garage.

Depending on the roof internal structure and your budget…..you might be able to raise the ceiling in the existing living and garage if making into one large room. The wall coming down between the two spaces will require a new ceiling patched in, so why not look at raising the ceiling, with exposed trusses.

@dreamer and @oklouise above are some more plans and aerial view showing the property. It would be good to somehow connect the living area (indoor/outdoor) with the pool. I'm also happy to extend the house if it means that we can fit more in. This is a renovation project to sell.

the room dimensions on the plans are inconsistent and need to be carefully checked with a tape measure but where is north and please descibe your local climate

Silas, if this is a renovation project to sell, how can you assume that “no bath” would be beneficial for your marketing of this property. Why spend money on creating a home for an unknown. What is your guidance behind doing a full, expensive extension/renovation only to sell the property…instead of a renovation of the existing property as it is, which then allows the next owners to add their own requirements? Have you done a cost analysis of these decisions?

Similar to the above. A four bedroom home to sell def needs a bath. Assuming you’ve done the $ calc and determined your budget bucket after considering holding costs, permits/plans and then the actual construction. I think it’s a lovely block with a good pool. The house is undersized for the block. Budget permitting I wouldn’t be seeking to squash things into the current footprint but adding a wing to relate more to the outside. I’m not the the floor plan best poster here but a wing with kitchen living dining would add a modern layout.

Where is north? Is it up the page on photo (pool in north)

And do you need a double garage?

@kate, yes North is diagonally on the bottom right corner of the house (garage)
