You can put the TV over the fireplace, not the best situation but the way the room lays out it is the only logical place to put it. If you could you should add one additional layer on your mantel that could extend it out another 4" to deflect the radiant coming from the fireplace. I would also mount it on a slimline mounting bracket and have the bottom of the TV no further than 4" above the mantle. Ideally you want the TV to be in as straight a line as possible with your eyes. You don't want to look up too high at the TV, it's like being at a sports bar. Also if you can snake up the power and the HDMI from the cable there is a box they make that has both in one so it makes for a very clean installation.

Thanks for posting new views of your room. You are right, nothing can go in front of the paneling, and we won't block the built-in cubby. In that case let's work with the rest of the space. I found a picture on Houzz for your gallery wall. I think this will allow you to bring in color and texture and interest to your wall without taking up space like furniture would. Try to play with portraits and a couple of paintings in there too - mix it up. Otherwise I would not put anything at the top of that landing (I'd remove that console table). That picture wall should be enough visual interest to your space and it'll draw the eye to the furthest wall as you walk in your house. I would try a small piece with closed storage between the bottom steps and that door by the entry. It looks like the space is no wider than 26", so it'll be a challenge to find something that fits and is tall enough. I would not use the wooden piece you showed above because you want wider proportions and fairly narrow depth so you don't bump into it as you walk by. (something like this ) I would hang a mirror on top of primping. By the cubby you could add a single seat stool. I'm not particularly suggesting these colors for the stool and bombe chest but something along these shapes. At this point if you do that big picture wall and add these two pieces of furniture and a mirror, you might not need to hang anything on the wall above the cubby. Also, I noticed your chandelier is quite substantial for the space and hanging pretty low. Would raising it a little or replacing it by something a little smaller be an option?

Beautiful clean modern kitchen! You have a great opportunity to put your personal stamp on the space with a unique backsplash. As you've heard already there are some different approaches. I'd probably place the backsplash up to the wall cabinets and up to the base of the hood. Then continue the backsplash at the same height (18"?) behind the sink. Then place an inspiring colorful picture above the sink to break up the wall. Here's a picture with pendants that aren't too obtrusive. Having multiple levels of lighting at different lumens makes a more inviting feel to the space. I couldn't decipher your flooring, but you may also want to consider adding some nature elements like a type of wood flooring, wood stools, etc. Good luck! I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. I read about a lady who decluttered her home, had it professionally cleaned (build clean, or bond clean) and had a professional styler do her home and she realised just how nice it could be and decided not to sell. :) ta
