Hi, I need help with a design/ layout for event venue hire.

Hi, I would like to build a venue for hire for intimate events, classes and photography . Council in the area advise that if the business is a home based business they don’t need to know about it. So my question is:
How do I design a space to live in , 2 bedrooms, 2 bathrooms, laundry, 2 Wc, mudroom with a space that is away from my living room/ bedroom to be for a studio that has the potential to be turned into another 2 bedrooms should this not work. I have also considered an orangery so that most of the events are separate to my living quarters but there is the potential to use the house when necessary. Any assistance would be greatly appreciated. Rough sketches would be amazing so I can visualise. And I don’t have unlimited funds so I’m considering barn style straight lines that are cheaper to build. I will pop in some photos of my inspo. TIA

    I would also look into the following: Confirm if you need a building permit for any new structures on your property. Confirm your current insurances, and see if it includes running a business from your property. Confirm that you need to take out public liability/indemnity insurance. Confirm any capital gains tax implications on the new build if running as a business. Confirm if you need the following: exit signs, fire extinguishers, how many toilets etc etc.

    So kitchen living dining in centre master wing to one side and and entertaining down the ormther that can be split into bedrooms later. The wings can wrap a little around a plunge pool with deck connecting it to house.
