Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . Almost all have mortgages , and the more valuable ones also have floating charges , but I doubt I am classed as a risky borrower . Tenders close on this place in just under a month , but as it is technically not livable ( a couple of walls have been taken out and additions started -- they have closed it in with building paper and ply and wrap ) , I cannot get a mortgage , even though my intention is make it better , spend up to $1.5mil , and live there for at least 15 years ( I will have turned 70 by then haha ) . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete . Hi Mandamaree, You are fairly limited in space and in the size of the bedrooms to introduce what you request without compromising these spaces and future expansions to the house. The lounge too is a bit of a thoroughfare in the current layout. However, a few suggestions to ponder. Ensuite to B1, this could be just a 1m wide x 2.7m long space either along the wall to bedroom 2 or expand the wardrobe to 1m wide and re build a 600mm int. depth W/R along the B2 wall. If you used the existing wardrobe for the ensuite though, B3 would have no robe, but if it is to be a study, this may not be a concern. Alternatively, you could build in the space where the back door is and incorporate a toilet beside the laundry. Put the back door in the laundry. The toilet could be either beside the bathroom or B2. You could also economise by not having two accesses to the back corridor. (one from the living room and one from the kitchen) If you are looking at renovating the kitchen, I'd block off the back hall access opening and build a full wall of bench and joinery along that wall and either make an opening in the wall between the kitchen and living room or open it all up, except the back 600-700mm portion at the end of the joinery. If you remove the wall between the kitchen and living - might need a beam to replace it, then I'd extend the peninsular bench between the dining and kitchen, making sure it does not make the dining too small. You should have a minimum of 1200mm between kitchen benches so 2560 is good for this. You can butt the dining table upto the peninsular and still have 5 people seated around the table rather than have a breakfast bar. The space is too tight for a bar. Storage - always a drama in these older homes. Work high level units into the laundry and if possible, the bathroom. If you can afford to lose a few mm from the living room, make B2 robe the proper 600mm deep and include the old fireplace area too. As it is only a guest room, make part of that for the storage you need, i.e, suitcases, boxes of 'stuff' etc. The robe in B2 should be no less than 1200mm long to future proof this as a kids room or for rental.
