I live in a comfortable 3bedroom house with a medium sized garden that I enjoy working in now that I have retired. I am pretty fit and active and have a dog - he ensures I get out every day for exercise.

What I have done in expectation of old age and rising value of smaller homes for the increasing elderly population is buy a small inexpensive unit (one of 6 on a level block) and put a tenant in it while I remain fit enough to enjoy where I currently live. (Her rent covers my investment costs and rates, insurance etc.) I have friends in the new area, which also has many facilities for older people, and has level, easy walking access to good shops and medical facilities. When I feel the time is right I will sell where I am and move into my little unit which has 2 bedrooms and a small private garden, carport and shared driveway. I am really looking forward to downsizing and to the major refit I will do to the unit when I move - have been loving the 'Small House" articles I read here. The move will also free up capital - more travel coming up! I intend to make the move before I have so as to reduce the trauma. And pets are allowed so I can take my rather large dog with me! Happy days!
