Behind the rolling hills of Arthurs Seat sits “The Farm”, a coastal getaway and future permanent residence for our clients. The modest three bedroom brick home will be renovated and a substantial extension added. The footprint of the extension re-aligns to face the beautiful landscape of the western valley and dam. The new living and dining rooms open onto an entertaining terrace. The distinct roof form of valleys and ridges relate in level to the existing roof for continuation of scale. The new roof cantilevers beyond the extension walls creating emphasis and direction towards the natural views.

The floor is really the focal point here, it kind of works the same way wallpaper would, but -- it’s on the floor. I love this graphic tile, patterned after Moroccan encaustic, or cement tile, but this one is actually porcelain at a very affordable price point and much easier to install than cement tile. Once we had homeowner buy-in on the floor choice, the rest of the space came together pretty easily – we are calling it “transitional, Moroccan, industrial.” Key elements are the traditional vanity, Moroccan shaped mirrors and flooring, and plumbing fixtures, coupled with industrial choices -- glass block window, a counter top that looks like cement but that is actually very functional Corian, sliding glass shower door, and simple glass light fixtures. The final space is bright, functional and stylish. Quite a transformation, don’t you think? This guest bathroom was transformed into a whole new configuration. Included was a new soaking tub & shower enclosure. The wall to wall, horizontal, white tile was installed to look like shiplap. This included the painstaking task of two different grout colors to help hide the transitions, and make it look more like true, wood, shiplap.

This bathroom was carefully thought-out for great function and design for 2 young girls. We completely gutted the bathroom and made something that they both could grow in to. Using soft blue concrete Moroccan tiles on the floor and contrasted it with a dark blue vanity against a white palette creates a soft feminine aesthetic. The white finishes with chrome fixtures keep this design timeless.
