To meet the client‘s brief and maintain the character of the house it was decided to retain the existing timber framed windows and VJ timber walling above tiles. The client loves green and yellow, so a patterned floor tile including these colours was selected, with two complimentry subway tiles used for the walls up to the picture rail. The feature green tile used in the back of the shower. A playful bold vinyl wallpaper was installed in the bathroom and above the dado rail in the toilet. The corner back to wall bath, brushed gold tapware and accessories, wall hung custom vanity with Davinci Blanco stone bench top, teardrop clearstone basin, circular mirrored shaving cabinet and antique brass wall sconces finished off the look. The picture rail in the high section was painted in white to match the wall tiles and the above VJ‘s were painted in Dulux Triamble to match the custom vanity 2 pak finish. This colour framed the small room and with the high ceilings softened the space and made it more intimate. The timber window architraves were retained, whereas the architraves around the entry door were painted white to match the wall tiles. The adjacent toilet was changed to an in wall cistern and pan with tiles, wallpaper, accessories and wall sconces to match the bathroom Overall, the design allowed open easy access, modernised the space and delivered the wow factor that the client was seeking.

Photography by Eduard Hueber / archphoto North and south exposures in this 3000 square foot loft in Tribeca allowed us to line the south facing wall with two guest bedrooms and a 900 sf master suite. The trapezoid shaped plan creates an exaggerated perspective as one looks through the main living space space to the kitchen. The ceilings and columns are stripped to bring the industrial space back to its most elemental state. The blackened steel canopy and blackened steel doors were designed to complement the raw wood and wrought iron columns of the stripped space. Salvaged materials such as reclaimed barn wood for the counters and reclaimed marble slabs in the master bathroom were used to enhance the industrial feel of the space.

These clients needed a first-floor shower for their medically-compromised children, so extended the existing powder room into the adjacent mudroom to gain space for the shower. The 3/4 bath is fully accessible, and easy to clean - with a roll-in shower, wall-mounted toilet, and fully tiled floor, chair-rail and shower. The gray wall paint above the white subway tile is both contemporary and calming. Multiple shower heads and wands in the 3'x6' shower provided ample access for assisting their children in the shower. The white furniture-style vanity can be seen from the kitchen area, and ties in with the design style of the rest of the home. The bath is both beautiful and functional. Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room. Gordon King Photography
