This home includes four bedrooms, six full bathrooms, and two half bathrooms. Additional features include a theatre room, a separate private spa room near the swimming pool, a very large open kitchen, family room, and dining spaces that coupled with a huge master suite with adjacent flex space. The bedrooms and bathrooms upstairs flank a large entertaining space which seamlessly flows out to the second floor lounge balcony terrace. Outdoor entertaining will not be a problem in this home since almost every room on the first floor opens to the lanai and swimming pool. 4,516 square feet of air conditioned space is enveloped in the total square footage of 6,417 under roof area.

This thoughtfully renovated 1920’s character home by Rogan Nash Architects in Auckland’s Westmere makes the most of its site. The homeowners are very social and many of their events centre around cooking and entertaining. The new spaces were created to be where friends and family could meet to chat while pasta was being cooked or to sit and have a glass of wine while dinner is prepared. The adjacent outdoor kitchen furthers this entertainers delight allowing more opportunity for social events. The space and the aesthetic directly reflect the clients love for family and cooking.

A beautiful view of the ground covered outdoor living space from the pool's shallow lounging deck. Glimpses of the interior living space through the floor to ceiling glass doors that stack between the interior and exterior fireplaces exemplify true indoor/outdoor living.
AquaTerra Outdoors
One of the design challenges of this project was creating a contemporary pool in a courtyard space all while ensuring an existing multi-trunk live oak tree stays. This custom pool has three custom Bobe water features, full automation though the homeowners iPhone, LED lighting and natural limestone decking.
M. Designs Architects
Our International project of a home with a view! Outdoor living required for this warm climate in North America. Sunk in seating area, a vast deck with glass balconies and a large infinity pool at the heart of this outdoor space. The style of the pool and its tile colors are thoughtfully chosen as the client wished for the water of the pool to connect seamlessly with the ocean around sunset. Light beige sandy tiles slowly turn turquoise into infinity.
Mitchell Wall Architecture and Design
The driving factor behind the design was to create a more formal and elegant look to the front of the house, while also creating a more casual yet refined space on the back side of the house where our clients could entertain and gather as a family. It works perfectly.
The focal point of the main living area is the 3 sided fireplace with custom built-in glass wine cooler designed by Mitchell Wall's Greg Garrett. The overall feel of the interior was to be modern with sleek, clean lines.

Hobin Architecture Incorporated
This addition replaced a 2-car garage and pool house with a lavish spa, guest house and 4-car garage, accompanied by a new landscaped terrace with pool, hot tub and outdoor dining area. A covered walk-way was replaced with a fully enclosed glass link that provides year-round access between the addition and main house, and provides a secondary entrance to the home.
The ground floor of the addition has the feel of a Scandinavian spa, featuring fitness equipment, massage room, steam room and a versatile gathering room with amenities for food preparation and indoor lounging. With the patio doors open, the west facing rooms each expand onto the pool terrace.
