Updating of this Venice Beach bungalow home was a real treat. Timing was everything here since it was supposed to go on the market in 30day. (It took us 35days in total for a complete remodel). The corner lot has a great front "beach bum" deck that was completely refinished and fenced for semi-private feel. The entire house received a good refreshing paint including a new accent wall in the living room. The kitchen was completely redo in a Modern vibe meets classical farmhouse with the labyrinth backsplash and reclaimed wood floating shelves. Notice also the rugged concrete look quartz countertop. A small new powder room was created from an old closet space, funky street art walls tiles and the gold fixtures with a blue vanity once again are a perfect example of modern meets farmhouse.

The owners desired a dining area that was its own space, while being part of the entry and living areas of the home. The coupled pillars and archways provide a false wall to create a room to itself while allowing for a dining experience inclusive of others that may be in other rooms in the home. The separate herringbone pattern of the custom flooring create another element that is unique to the dining area, further defining the room's area.

Gallery wall created with vintage and upcycled empty picture frames. After a coat of spray paint and light sanding, the arrangement adds loads of interest to this large wall. Although this is a dining room, the project would look very nice anywhere in the home, such as the entryway or above the bathtub in the Master bath. The project is easy, affordable and timeless!

A painting homage to Lucio Fontana by designer Renée Flanders titled "Bouquet" hangs above a simple table from Ikea. The Fontana invented cut slits in the canvas reveal the dramatic black wall beneath.

The opposing joinery and staircase create a strong relationship at both sides of the living space. The continuous joinery seamlessly morphs from kitchen to a seat for dining, and finally to form the media unit within the living area. The stair and the joinery are separated by a strong vertically tiled column. Our bespoke staircase was designed meticulously with the joiner and steelwork fabricator. The wrapping Beech Treads and risers and expressed with a shadow gap above the simple plaster finish.
