Eichler in Marinwood - At the larger scale of the property existed a desire to soften and deepen the engagement between the house and the street frontage. As such, the landscaping palette consists of textures chosen for subtlety and granularity. Spaces are layered by way of planting, diaphanous fencing and lighting. The interior engages the front of the house by the insertion of a floor to ceiling glazing at the dining room. Jog-in path from street to house maintains a sense of privacy and sequential unveiling of interior/private spaces. This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. We remodeled this unassuming mid-century home from top to bottom. An entire third floor and two outdoor decks were added. As a bonus, we made the whole thing accessible with an elevator linking all three floors. The 3rd floor was designed to be built entirely above the existing roof level to preserve the vaulted ceilings in the main level living areas. Floor joists spanned the full width of the house to transfer new loads onto the existing foundation as much as possible. This minimized structural work required inside the existing footprint of the home. A portion of the new roof extends over the custom outdoor kitchen and deck on the north end, allowing year-round use of this space. Exterior finishes feature a combination of smooth painted horizontal panels, and pre-finished fiber-cement siding, that replicate a natural stained wood. Exposed beams and cedar soffits provide wooden accents around the exterior. Horizontal cable railings were used around the rooftop decks. Natural stone installed around the front entry enhances the porch. Metal roofing in natural forest green, tie the whole project together. On the main floor, the kitchen remodel included minimal footprint changes, but overhauling of the cabinets and function. A larger window brings in natural light, capturing views of the garden and new porch. The sleek kitchen now shines with two-toned cabinetry in stained maple and high-gloss white, white quartz countertops with hints of gold and purple, and a raised bubble-glass chiseled edge cocktail bar. The kitchen’s eye-catching mixed-metal backsplash is a fun update on a traditional penny tile. The dining room was revamped with new built-in lighted cabinetry, luxury vinyl flooring, and a contemporary-style chandelier. Throughout the main floor, the original hardwood flooring was refinished with dark stain, and the fireplace revamped in gray and with a copper-tile hearth and new insert. During demolition our team uncovered a hidden ceiling beam. The clients loved the look, so to meet the planned budget, the beam was turned into an architectural feature, wrapping it in wood paneling matching the entry hall. The entire day-light basement was also remodeled, and now includes a bright & colorful exercise studio and a larger laundry room. The redesign of the washroom includes a larger showering area built specifically for washing their large dog, as well as added storage and countertop space. This is a project our team is very honored to have been involved with, build our client’s dream home.

After completing an interior remodel for this mid-century home in the South Salem hills, we revived the old, rundown backyard and transformed it into an outdoor living room that reflects the openness of the new interior living space. We tied the outside and inside together to create a cohesive connection between the two. The yard was spread out with multiple elevations and tiers, which we used to create “outdoor rooms” with separate seating, eating and gardening areas that flowed seamlessly from one to another. We installed a fire pit in the seating area; built-in pizza oven, wok and bar-b-que in the outdoor kitchen; and a soaking tub on the lower deck. The concrete dining table doubled as a ping-pong table and required a boom truck to lift the pieces over the house and into the backyard. The result is an outdoor sanctuary the homeowners can effortlessly enjoy year-round.
