Twelve Black is a contemporary family home designed for comfort, function and quiet drama. The design centres around a refined black palette, softened by natural light and grounded in durable, low-maintenance materials—ideal for a busy family lifestyle. Open-plan living spaces connect seamlessly to the outdoors, with a functional layout that balances communal areas and private retreat zones. Thoughtfully detailed joinery, built-in storage and a flexible kitchen and dining hub support modern day-to-day living. While bold in appearance, the home’s simplicity allows family life to take centre stage.

Replacing a modest weatherboard cottage, the project is a knockdown rebuild that responds to a highly constrained 460-square-metre site, bounded by the water to the front and a steep rocky reserve to the rear. With limited footprint and strict planning controls, the design adopts a vertical strategy to maximise floor area, views and amenity.
Designed as a home for entertaining, the residence is organised to place living spaces and experiences where they are most impactful. A rooftop infinity pool and entertaining terrace crown the building, freeing up ground-level space while delivering panoramic views across Brisbane Water to the Rip Bridge. This elevated outdoor zone becomes the home’s social heart, complete with an outdoor kitchen and amenities, all accessed via lift.

This special and unique house really needed something special to tie the landscaping in with the house.
Our Design team worked closely with our client to produce a beautifully aesthetic masterpiece.

This two-storey new home in Beaumaris balances contemporary form with practical family living. Designed to respond to site orientation and coastal context, the layout maximises natural light, privacy, and connection between indoor and outdoor spaces. Material selection and detailing were carefully considered to achieve a refined, durable home suited to its location.

Replica Victorian timber block weatherboards to the front facade, new double hung windows, metal lacework and columns to the verandah, replacement of the slate roof with a thoroughly modern and elegant grey colour palette.
