This home is a modern farmhouse on the outside with an open-concept floor plan and nautical/midcentury influence on the inside! From top to bottom, this home was completely customized for the family of four with five bedrooms and 3-1/2 bathrooms spread over three levels of 3,998 sq. ft. This home is functional and utilizes the space wisely without feeling cramped. Some of the details that should be highlighted in this home include the 5” quartersawn oak floors, detailed millwork including ceiling beams, abundant natural lighting, and a cohesive color palate. White cabinets were built in surrounding this fireplace. Base cabinets are designed at two levels. On top of the fireplace mantle there are two glass cabinets that are connected by an arched valance. A shallow recess was designed for a flat screen TV. The glass cabinets feature glass shelves.

Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. The addition off the back of the house created an oversized family room. The sunken steps creates an architectural design that makes a space feel separate but still open - a look and feel our clients were looking to achieve.
