Awesome Norristown PA bi-level home remodel. We gutted the whole first level of this home down to the bare bones. We redesigned the space to an open floorplan. New structural framing, insulation, windows and doors, and all mechanicals were relocated and improved. Lighting! Lighting! Lighting! everywhere and it makes all the difference. Led lighting and smart switches were used for up lighting above cabinetry, task lighting under cabinetry, general room lighting, accent lighting under bar top, and all decorative fixtures as well. The kitchen was designed around a central island with elevated seating that is designed around the new structural columns required to open the whole area. Fabuwood cabinetry in Galaxy Horizon finish make up the perimeter cabinets accented by Galaxy Cobblestone finish used for the island cabinetry. Both cabinetry tones coordinate perfect with the new Luxury vinyl plank flooring in Uptown Chic Forever Friends. I’ve said it before and I’ll say it again. Luxury vinyl is Awesome! It looks great its ultra durable and even water proof as well as less expensive than true hardwood. New stair treads, railings, and posts were installed stained to match by us; giving the steps new life. An accent wall of nickel gap boards was installed on the fireplace wall giving it some interest along with being a great clean look. The recessed niche behind the range, the dry stacked stone tile at the islands seating area, the new tile entry in a herringbone pattern just add to all the great details of this project. The New River White granite countertops are a show stopper as well; not only is it a beautiful stone the installation and seaming is excellent considering the pattern of the stone. I could go on forever we did so much. The clients were terrific and a pleasure to work with. I am glad we were able to be involved in making this dream come true.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. The entry hall on the parlor level of this brownstone serves many functions. It leads to the main living and dining room and back kitchen. The mahogany newel post and handrail up to the second and third floors is original to this 1850's historic home and is one of the few architectural details that remain intact. Side seating creates a secondary zone and a hidden paneled door leads to a tiny second bath. Make a bold entrance Bring out your entrance foyer using the popular combinations of grey, yellow and orange. It makes the entrance vibrant and welcoming, and so much more than just a transitional space. To start, the walls are painted a soft French grey, Resene Gull Grey. This simple, uncomplicated grey is perfect to use as a neutral backdrop for bright accents in yellow and orange. A sturdy bench seat is painted in Resene Sunflower and as a fun feature, an unusually shaped paper light shade has been given painted spots in Resene Sunflower and Resene Daredevil. Instead of painting the front door all one colour, create a bit of quirky interest by painting the edge of the door in a contrasting colour. This can work well, too, if you want to paint the exterior of the door a different colour from the interior, acting as a neat division between the two. Here, Resene Daredevil is the main colour, and Resene Sunflower is the contrasting yellow. The simple geometric flooring pattern is easily created by marking out diagonal lines using masking tape then painted the two tones of grey (Resene Gull Grey and Resene Cod Grey) on opposite triangles. Peel off the masking tape (do this before the paint is fully dry), to reveal a strip of timber beneath. Dip natural coat hooks into Resene testpots of colour – Resene Cod Grey, Resene Sunflower and Resene Daredevil. They are then arranged in a fairly random pattern on the wall for this casual effect.
