Homeowners Renovate for the Long Run, 2023 New Zealand Houzz & Home Study Finds
Reliance on credit card financing falls; Homeowners undertake energy-efficient upgrades

Homeowners are renovating their homes for the long run, according to the annual New Zealand Houzz & Home Study. As the leading home renovation and design platform, including the all-in-one software solution for industry professionals, Houzz, found that 2 in 5 homeowners state that they plan to stay in their homes for 11 years or more following a 2022 renovation (40%).

Nearly half of the surveyed homeowners renovated or decorated their homes in 2022 (49% and 48%, respectively). The median spend* for home renovations in 2022 was $30,000, whereas the spend for higher-budget updates (with the top 10% of spend) reached $180,000. Renovation activity continues into 2023, with nearly half of homeowners planning projects this year (48%), at an anticipated median spend of $17,500 and $89,000 for higher-budget projects.

While the majority of renovating homeowners continued to rely on savings to fund home renovations (80%), the share fell by 1 percentage point year on year. Similarly, reliance on credit cards dropped slightly (10%, compared with 16% in 2021) whereas cash from a previous home sale rose year on year (19% compared to 13% in 2021).

“Homeowners are committed to their current homes and we continue to see investments that help spaces to function better for the long term,” said Liza Hausman, vice president of Industry Marketing at Houzz. “We’re also seeing an increased focus on efficiency, with homeowners making upgrades that will help to conserve energy and keep associated costs down.”

Nearly 2 in 5 homeowners cite improving energy efficiency as highly important when completing home improvements (38%) and upgrades to roofing, windows or skylights and exterior doors have all increased steadily since 2021 (20%, 25%, and 18%, compared with 11%, 23% and 13%, respectively).

Kitchens and Bathrooms Remain a Priority
Interior spaces are the most popular areas to renovate (76%), followed by improvements to outdoor areas and adding extensions (59% and 14%, respectively). Kitchen and master bathroom projects remain a priority during renovations (34% and 28%, respectively).

Upgrades to Home Systems
With nearly half of the surveyed homeowners living in homes built in 1980 or earlier (49%), homeowners are focusing on home system improvements. More than a third of renovating homeowners upgraded electrical and plumbing in 2022, closely followed by heating (36%, 36% and 31%, respectively).

Professional Demand Continues
Homeowner demand for professionals remains high (88%, compared with 87% in 2020). Among professionals hired, electricians, plumbers, carpet and flooring pros, and builders were the most common (73%, 56%, 49% and 44%, respectively). Electricians saw the most significant increase in demand, rising 20 percentage points year on year (73%, compared to 53% in 2021).

Improving the Kerb Appeal
Upgrades to the front of the house have risen significantly since 2020, increasing 15 percentage points (70%, compared to 55% in 2020). Other exterior improvements include exterior paint, windows or skylights, and gutters or downpipes (34%, 25% and 23%, respectively).

* Median spend is the midpoint level, meaning half of renovating homeowners on Houzz spent more and half spent less.
