Initially All About Kitchens and Bathrooms was contacted in February 2019 by Natalie via our website enquiry form. Natalie had been referred to our website by a happy client who was more than happy to refer All About Kitchens and Bathrooms. Natalie explained that they were requiring a quote to take to the bank for finance. Natalie was given the option of either paying $80 (which is refunded if the project goes ahead with All About Kitchens and Bathrooms) for us to come to site and discuss what it is that she was wanting to achieve and what her budget would be. Our other option is to bring in a plan with some photos of the space and we will look at things from there.
Natalie chose the option of bringing in her plans to us and we discussed her kitchen from these. Over the next few months we worked with Natalie on the concept and pricing options that she wanted. In June 2019 Natalie decided on her final concept and finishes for the bench top, fittings, and unit colour, a proposal was drawn up and presented to Natalie in the showroom along with a copy of our terms and conditions. Natalie took this away to discuss with Sam. All About Kitchens and Bathrooms proposals always include: Kitchen Fittings and Specifications, copies of the new kitchen layout, any extra accessories e.g. bins, pull outs etc, the investment price of the kitchen and bench top which is a fixed price. The proposal also clearly states any exclusions from the fixed kitchen price which in Sam and Natalie’s case were: Painting, flooring, hot water system, gas work, tiling, electrical, plumbing, building, lighting and installation of appliances. We have an hourly charge out rate for all our contractors which is clearly stated on the proposal also. The sub-contractor hours that Natalie and Sam were given were an approximation only. After thoroughly going over All About Kitchens and Bathrooms proposal and terms and conditions Natalie came back with 2 questions with regards to the terms and conditions that she required answers to, once she had these answers, she was happy and signed the proposal and the terms and conditions.
From here our process is a final site measure which was conducted by Wayne then a schedule of works is drawn up and this is sent to all the sub-contractors involved and the client. Natalie was emailed initial disconnection dates on the 3rdJuly 2019 as Sam and Natalie were wanting to do some of the building work themselves. On the 11th July 2019 Natalie was emailed the schedule of all the dates that the sub-contractors were coming in, at no time did this schedule change, we do not ask that clients take time off work unless they choose to, if they are happy to leave a key with us this is what we would use. With the schedule sent we would assume that Natalie and Sam would put the dates into their diaries.
On the 15th July 2019 while our sub-contractors were onsite Natalie asked the plumber to replace the waste pipe to the gully trap that had been leaking for several years under the house. This was is not part of their kitchen installation or allowed for in the approximated hours this extra work took approximately an extra 4 hours for the plumber as he had to lift up the floor, get under the house, replace the waste pipe and then screw the floor back down again. Also not included in Natalie and Sam’s approximated sub-contractor hours was the installation of the new appliances that they had supplied themselves.
All About Kitchens and Bathrooms is a small business and we do add a small mark up to our materials, but it is most definitely not the 300% that Sam has mentioned we are unsure where he has got this figure from
As a general comment Natalie and Sam received a top-quality kitchen from All About Kitchens and Bathrooms, they had the option of supplying their own Sub-contractors which they chose not to. All About Kitchens and Bathrooms has obviously entered discussions with Sam as they only paid the agreed fixed price for the kitchen and the cost price of our sub-contractor materials so have in fact received a great deal and yet they are still unhappy. Natalie and Sam did not make the final payment until we discussed the extra work that Natalie and asked the plumber to do on the 15th July 2019. Which it seems they neglected to tell us of this, also they have a sloped ceiling requiring that the cowling had to be cut on an angle so the extractor could be installed. In reality the extra hours were justified and the job was complete.
In summary, the client indicated a high % of overruns, in fact looking at the total job cost and the actual end bill charged the overrun was only 2.5% more in total for the entire job that we had supplied with the approximated hours given.
