@E Kay - your friend gave you a beautiful design.
You really cannot judge the finished product by this:

It would be more like this:

How about something like this? Keeps the bathroom out of the kitchen
Sorry it is messy-

We completed this home on the New River in SW Va., in 2025. Absolute perfect design. Open, airy, welcoming, eye catcher. Deck is amazing - elevated deck is invaluable. It withstood water 6 feet deep during Helene. None of the complaints above hold water, small bathroom - perfectly cute, office space - great for projects - tons of natural light. We chose not to install fireplace and kitchen downstairs - too disruptive for the view of the river. We enclosed part of downstairs with slatted boards to create storage for boats & bikes. If we had it to do over again - we would. The house seems larger that the 2,051 due to no hallways - no wasted space, and the kitchen is plenty large. Some of my pics don’t do it justice.

If you go back to tha plan, but move the closet and bathroom to across the back of the garage, you have a convenient kitchen, and keep non-cooking/eating traffic out of the kitchen,

Turns out they will let me swap out! I can get the table and chairs for what I was paying for the chairs. Or keep a store credit.
