Something to be aware of with s fold is that they don't compress tightly so if you are keeping your pelmet, the curtain will cover a fair bit of the window when open. They also have a very contemporary look and your house looks older. I also find them more expensive so for a rental it might be better to keep the pelmets for heat control and use a pinch pleat. I say this as my tenant just moved out and have completely destroyed by beautiful linen s-fold curtains :(.
