Charming Bungalow Modernized to Family-style Function and Flow
The project started with the homeowner’s request for a simple kitchen addition. When Austin Impressions and the owners looked more closely at the aging AC system, a bedroom too small and extremely warm due to absence of in-wall insulation, single pane original windows, and 50 year-old non-grounded wire it became apparent that a full remodel was in order. While preserving the home’s authentic details, our designers came up with a new floor plan and addition that placed high priority on energy efficiency.
The new open floor plan is bright and airy bringing in more natural light and an open spacious feeling that supports the lifestyle of this young family. It features a vaulted living room ceiling, built-in floating shelves in the kitchen that the wife thought better reflected the open tone desired, a repositioned guest bathroom to maintain an exterior window, and a sleek, new contemporary front door.
A 15-foot addition allowed the homeowners to accomplish two of their key goals: to expand the size of the kitchen and open up the kitchen/dining/living areas as one great room. A large outdoor exterior deck continues the great room concept to outdoor living and eating space.
Our team took the house down to the studs, completely redid the wiring, replaced all of the windows and added spray-foam insulation. One of the bonuses of the additional space we added was creation of an attic space, which was insulated to hold the upgraded AC system and ducts. The flooring required a re-do of the existing beechwood and matching to cover the addition.
The results was a stunningly beautiful, highly energy efficient home, ready for the next 50 years. This remodel/addition is an ideal example of how to retain the charm of a bungalow while addressing the needs of a growing Central Austin family.
