I think we are going to use the white subway tile to keep the budget down as I priced new tiles and it would blow out the budget. Really like the contrast grout idea to add a bit of texture and pattern. My partner is a builder and he loves the reclaimed wood shelf idea as we have a lot of spear old wood left over from the renovation. We have made a dinning table and fire place mantel from it already so it would tie in really well.

HI --- Why is the yard paved , it looks so barren ? The color "Willow " by Benjamin Moore Paints would work with what you have . I am not a fan of the roof color ... if you change that , you could go with a textured dark brown or go to a textured charcoal or a grey . Maybe make the front door stand out more with a color ... maybe a rich dark green or a Navy like "Polo". But this house would look wonderful with a veranda /deck/porch from the front door to the opening just in front of the last window on the right ,in the color like the windows and trim . For the landscaping .. if your keeping the paving I would say get some big planter boxes . I would remove some of that paving because the house could use some trees etc. If so then I would plant a cut leaf weeping birch just left front of the window but mature tree spread away -about 20 feet. Also see if that down spout can be moved to come off the side ,instead of on the front . And add some exterior lighting to accent the house .

Do you want a crisp modern look? Or somewhat farmhouse, more traditional? Natural look or a color? There really are so many options to limit down to meet your taste. Tell me your plans for the interior, maybe there's some influences/styles/colors you could copy. My personal suggestion would be white. Looks great with grey stone or concrete, looks great with the charcoal. Add some silvered wood. Flowers around the house will have a nice white background. But then again, something like the Sunnycrest Drive below would look amazing too.

Hi Geonin, the first thing that I would do is go through your house and de-clutter everything then ensure that everything is spotless and in good condition (pay special attention to the things that you know buyers will look at and things that are touched/handled every day as well as things like appliances and doors - make sure that nothing screams "repair bill"). The second thing to think about is paint and flooring - if your carpet is in good condition have it cleaned otherwise think about replacing it (expensive but poor carpet is seen as a big expense to buyers - particularly if its their first property). Paint your walls a colour that is as light as you can to make your property bigger but remember to tone it in with the carpet and keep your trims neutral (white/black) that will compliment your walls and carpet. Remember lighting and soft furnishings can change the whole look of your home too. During the open house/inspection phase - touches of home will help: smells like fresh perked coffee or baking are always inviting (you can boil some water with a stick of cinnamon and orange slices - just hide the evidence before you leave the house); if your inspections are late in the afternoon, turn on table and floor lamps inside and outdoor lights that'll add warmth.
