I could write a whole essay on how perfect that spot is. My whole life revolved around living in THAT EXACT SPOT. I twice told the landlord and the agent together that I want the house, but can’t afford it. The second time I said “If there’s any helper person that can buy the house for me, that’s what I want to do”. Alas no. That might sound laughable, like the ultimate in dreaming, but of course I was gonna ask. It has an RV of $500,000 ($440,000 land, and $60,000 house). It sold for $508,000. To renovate it would be almost building new: at most you’d keep the perimeter wall, what isn’t rotten of the framing and weatherboards, and everything else would have to be new. After some ideas from the layout whizzes on this site. Purchased an old house looking to reno. The current layout of the back of the house which has the laundry, main bathroom and storage spaces doesnt work. Two full time occupants, but regular visitors. Desires: 1. Laundry to be bigger than walk through hallway, ideally to have 'mudroom' usage ability 2. Bathroom to have large shower, toilet and large vanity. No bath. There is an ensuite to main bedroom so mainly for house guests use. 3. WC, toilet separate to bathroom one, ideally located towards the living wing. 4. Good size linen cupboard wanted but doesnt have to be walk in. Considerations: 1. Relocating plumbing in concrete slab is possile. Be great if not, but realistic that it will have to happen to get what we want. 2. Heat pump being relocated so no need to be allowed for in space. 3. Window can be changed as needed to the South wall. It is south wall gets morning sun only and is facing a hillside so not great source of bright daylight. 4. Doors along hallway can be placed anywhere. 5. Door to Garage need to be allowed for on east wall. Attached is: 1. current layout plan, anything within green ring can be change, 2. is blank plan of space with dimensions of space and, 3. a plan we've come up but think we could probably improve on.... We are working with professionals on the construction side and all works to be done in accordance with council requirements, just after some suggestions on better ways to layout what we want.
