Building a Home Renovating

Total renovating costs

Hi, can anyone point me to an article on house or anywhere else that breaks down all the different costs associated with doing an extension eg architect builder engineer landscaping flooring window treatments etcetera and gives indicative cost ranges?
( I know it's a how long is a piece of string question but it's mainly the categories I want to make sure I am not overlooking anything)

Hi, there are lots (LOTS!) of Houzz articles on this subject. Just search under Renovation Costs in Stories, and don’t forget to read the comments - lots of useful info there too. Do be extra aware of the date on articles tho, as prices change quite rapidly atm, as I’m sure you know. The first two articles in the screenshot 👇🏻 might be a good start, and ‘renovation education’ is one of a series. There are several Stories series on renovation costs by different authors

It depends on your area, but we found our municipal council really helpful also. Sorry I couldn’t find the link but one of the builder associations has a section for clients that includes a checklist. And you could consider doing the online owner builder course, especially if you’re planning to be involved with any type of project management

And we followed Undercover Architect’s advice about bringing a builder into the discussion, earlier rather than later, absolutely invaluable. We ended up using that builder, and he didn’t charge us but even if we’d had to pay him for the 3/4 hours, it would have been worth it. UA is on Houzz and I highly recommend her series of free podcasts (also has some, pay for, classes worth looking into)

I also like UA’s advice. You can look at the Archicentre cost guide for 2022, it’s on their website. If you’re a newbie have a look at the Katrina Chambers website, she does lower cost renos and has some very reasonable e-books that cover lots of info eg order of trades. There is also the HomeOne forum which is a good resource as well. From experience most people understate the permit costs and times, and they also significantly underestimate the need for a contingency fund. If you’re planning on managing the work yourself you may need to do the owner builders course. I have commercial schedules of trades and scope of works that I can’t post due to the tender process but am happy to answer questions.

Thanks :) Yeah decided to go with tile. So sand cement is ok over existing tiles if I prep them first? Only problem is, the new pad can only be about 30mm at it's thickest (leaving up to 15mm for tiles) otherwise it'll end up being higher than the hallway floor. So I either need to make the fall shallower or not bother with the waste and make it all level. If I made it level, could I use levelling compound at that thickness or would deck mud/sand cement be the best option? Also, should I be putting in mesh for strength? (I know I should (and will) ask the local hardware what they suggest, but it's great to have suggestions from the Houzz community also)

Hey guys - im wanting to renovate my small bathroom, its around 56 sqft, replacement of standard shower over bath, single vanity and toilet, tile floor and tiled wall just within shower/bath alcove. No changes to plumbing location. Have a quote for $9500 just for labour and rough materials (I have purchased all fixtures, finishings etc for a total of 3k), is that labour quote reasonable? Nothing is tricky, ie; standard stacked tile pattern etc. Im in Oakland, CA, so I imagine that effects the price. Any advice would be massivly appreciated! Thanks!

Personally I would save the room you want done the most until last - often during renovations, whether you're doing it yourself or paying someone, you still get sick of the mess, having other people in your home every day etc and what happens is you finish one room and want a break which can lead on to eith takgin months or not getting the last rooms done at all. If the last room is the one most important to you, you will continue on until that one is completed and this gives a much better feeling of satisfaction than doing that room first because you have that build up of anticipation.

I couldn’t buy it. I was dependent on 3 other people to pay the rent, and have just $15,000 in Kiwisaver. Every Big Wednesday I think “If I win, I’m gonna find out who’s got it, and offer them whatever it takes to get it off them”. It might not be a good deal, but it’s my home. I could write a whole essay on how perfect that spot is. My whole life revolved around living in THAT EXACT SPOT. I twice told the landlord and the agent together that I want the house, but can’t afford it. The second time I said “If there’s any helper person that can buy the house for me, that’s what I want to do”. Alas no. That might sound laughable, like the ultimate in dreaming, but of course I was gonna ask. It has an RV of $500,000 ($440,000 land, and $60,000 house). It sold for $508,000. To renovate it would be almost building new: at most you’d keep the perimeter wall, what isn’t rotten of the framing and weatherboards, and everything else would have to be new. So you’re getting up near a million no matter what you do. Re: Deserving a medal for living there for 12+ years: There were spots you couldn’t stand on the floor. The floor wasn’t remotely level – people got a kick out of how it ramped up and down. The bathroom ceiling was covered in mould (though I’m sure I killed it). Weeds and ivy grew through the walls into the interior. Termites and clothes moths had eaten it. Every windy day when I got home form work, I was scared to look at the roof, thinking “Is it still there?” Of course Healthy Homes killed it as a rental. Staying so long was my way of staking claim to it in whatever little way I could ‘cause I couldn't let go of the spot. I ate at my computer desk, with is the kind of desk I had in primary school. I liked to jump down those two steps leading to the toilet. I did pick up speed like you guessed, and had to put the breaks on myself each time. Yes, that bedroom is the noisy one. I had that one. I go to sleep at 6PM to get up at 2AM, and it was near impossible to get sleep in that room. Though the 90's house I'm flatting in at the moment has cheaper walls even worse for keeping the sound out.
