Thanks houssaon and rinqreation! Funny - hubby has the same 2 door hate! It sounds like I'm being outvoted on the shared ensuite idea. :) We've actually been set on both the configurations you suggested, we moved away from yours houssaon because we really wanted to keep a closed off office space (and hubby built the front deck and landing already for the door at the end of the hallway!). And I don't know why we shifted the door on the bedroom back to the same area, I think it was about having easy access to all the kids bedrooms. But maybe we should shift it back as you suggest rinqreation. Joice, the door at the end of the hallway is the front door, the entrance closest to the street, that you would come to first if you were a visitor. Not totally necessary, but we reinstated it before we decided we wanted the entrance up the stairs (middle bottom) which would be under a carport. Thanks for all your input!! Personally I cannot see what the problem is - I don't mind the presentation. It is not in your face wonderful. but it is never going to be. Its neat and tidy which is really important when it comes to home presentation. I don't like your idea re the bitsy garden at all. It will completely ruin the existing facade. Why not consider a line of pots - big pots running parallel to the wooden fence. The pots need to be all the same - maybe 5 in number. Tall and narrow in shape. Use quality potting mix and consider a native grass in all of the pots like Lomandra Nyalla. This plant will last for years in a big pot and they are tough. But take care of them because if you do this and dont take care of them,. then crappy pot plants are worse than not doing anything at all. Why not remove the lawn that you don't like and use a fine aggregate like Lillydale Toppings with a good base underneath. The effect that I have suggested is neat and tidy but also will give the area a professional, more modern look. If in doubt, leave as is! Alison

House in process of build. Dilemma about what to use instead of tiling walls. Came across a thread which suggested running the floor tiles up the vanity wall to create a feature. However I am not having a tiled floor but laminate planks with the label claiming100% waterproof flooring. Has anyone done this with flooring? I definitely do not want tiled walls. A number of queries..... 1. would the flooring still be affixed on the wall as the floor? 2. Would I take it to the ceiling...... so below and above wall hung vanity and above mirror? 3. Since I would not use this to feature the bath in the same room. What do you suggest I put here? The bath is a 1700 long btw/corner. I have never seen baths without some form of splash back? But I don’t want tiles.

We began this renovation process, first looking at a range of photos of the bones of the home with our client and about her expectations and "Ultimate Investment Goals" for her project (family home or rental, long occupancy or flicking property, ideal uses, pets bedrooms required etc). We then looked at the structure of the existing home and its potential. With a few tweaks to the layout, we could gain 30sqm and by pushing the exterior wall out at the back and side on the ground floor we could gain another 40 sqm by taking a 3 bed 1 bath single car garage to a 4 bed 3 bath, two lounges and study with double garage. There where some aesthetics that benefited also - the house was brick base with nobly brown brick. Our extension removed most of this and the remainder we rendered, the upper floor cladding was leaking and had a heavy concrete tile over it by changing to weatherboard and tin (longrun) roof the loading's on the existing foundation where similar so no existing foundation needed upgrading. To give it a modern spin we used a block for the fire boundary wall and used stack bond pattern to front and back. Our client Debbie works with raw food as her job, making gluten-free vegan food, so her kitchen space was very important. With the kitchen landing close to an internal corner we decided to make it wider than normal along the back wall hiding a step in the exterior wall and helping connect the two living rooms with a Stainless bench on the island this helped to break up space and provide a central gathering point for entertaining. Finally, we upgraded all the wiring and plumbing and gave it a good paint and carpet throughout. We conducted weekly meetings throughout the entire process of the renovation, not only to discuss options and check we where on the right path with the design but to enable a spread out approach to the loads of decisions that go into a build/renovation.
