To meet the client‘s brief and maintain the character of the house it was decided to retain the existing timber framed windows and VJ timber walling above tiles. The client loves green and yellow, so a patterned floor tile including these colours was selected, with two complimentry subway tiles used for the walls up to the picture rail. The feature green tile used in the back of the shower. A playful bold vinyl wallpaper was installed in the bathroom and above the dado rail in the toilet. The corner back to wall bath, brushed gold tapware and accessories, wall hung custom vanity with Davinci Blanco stone bench top, teardrop clearstone basin, circular mirrored shaving cabinet and antique brass wall sconces finished off the look. The picture rail in the high section was painted in white to match the wall tiles and the above VJ‘s were painted in Dulux Triamble to match the custom vanity 2 pak finish. This colour framed the small room and with the high ceilings softened the space and made it more intimate. The timber window architraves were retained, whereas the architraves around the entry door were painted white to match the wall tiles. The adjacent toilet was changed to an in wall cistern and pan with tiles, wallpaper, accessories and wall sconces to match the bathroom Overall, the design allowed open easy access, modernised the space and delivered the wow factor that the client was seeking.

Complete with a standing shower, the room successfully incorporates elements of various styles toward a harmonious end. The vanity was a cabinet from Arhaus Furniture that was used for a store staging. Raymond and Jennifer purchased the marble top and put it on themselves. Jennifer had the lighting made by a husband-and-wife team that she found on Instagram. "Because social media is a great tool, it is also helpful to support small businesses. With just a little hash tagging and the right people to follow, you can find the most amazing things," she says. Reconfiguration of a dilapidated bathroom and separate toilet in a Victorian house in Walthamstow village. The original toilet was situated straight off of the landing space and lacked any privacy as it opened onto the landing. The original bathroom was separate from the WC with the entrance at the end of the landing. To get to the rear bedroom meant passing through the bathroom which was not ideal. The layout was reconfigured to create a family bathroom which incorporated a walk-in shower where the original toilet had been and freestanding bath under a large sash window. The new bathroom is slightly slimmer than the original this is to create a short corridor leading to the rear bedroom. The ceiling was removed and the joists exposed to create the feeling of a larger space. A rooflight sits above the walk-in shower and the room is flooded with natural daylight. Hanging plants are hung from the exposed beams bringing nature and a feeling of calm tranquility into the space.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

A family room leads to a gracious living/dining room for formal entertaining. A large eat-in kitchen and laundry room complete the space.
