Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. The distinctive transitional exterior welcomes friends and family with interesting peaked rooflines, stone pillars, stucco details and a symmetrical bank of windows. A three-car garage and custom details throughout give this compact home the appeal and amenities of a much-larger design and are a nod to the Craftsman and Mediterranean designs that influenced this updated architectural gem. A custom wood entry with sidelights match the triple transom windows featured throughout the house and echo the trim and features seen in the spacious three-car garage. While concentrated on one main floor and a lower level, there is no shortage of living and entertaining space inside. The main level includes more than 2,100 square feet, with a roomy 31 by 18-foot living room and kitchen combination off the central foyer that’s perfect for hosting parties or family holidays. The left side of the floor plan includes a 10 by 14-foot dining room, a laundry and a guest bedroom with bath. To the right is the more private spaces, with a relaxing 11 by 10-foot study/office which leads to the master suite featuring a master bath, closet and 13 by 13-foot sleeping area with an attractive peaked ceiling. The walkout lower level offers another 1,500 square feet of living space, with a large family room, three additional family bedrooms and a shared bath.

This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.
