Franklin Homes

I would avoid franklin. We have had nothing but problems and headaches with this company and their poor build quality. They are refusing to fix an issue.

WARNING….. if you are interested in a Franklin home be very cautious. Just because they say this is a desired home is is just one of the lies they sell. We closed on a Franklin home 10 months ago and are still waiting for that “desire” the customer service is atrocious the construction of the home is shotty and below standard. Upon placement of the home every window seal and door frame had a minumium of 8-10 inch crack on the Sheetrock. Portions of the roof were cracked all the way across in rooms. Nothing we purchased was like it was pictured. The closet shelving was not there, we had cabinets missing, laundry room sink missing, windows not there where they were pictured. Crown molding is not caulked. Flooring in home was an upgrade and we have bubbles in sections, fireplace door was broken, fans in bathrooms didn’t work, recessed lighting not finished throughout the house, kitchen island roof was not sanded when they apparently cut the wrong hole when lights being installed and then did not sand the sheet rock mud and just painted over it, door archway was the same without sanding and just painted over it, marriage line in the roof over fireplace tv could not be matched with the texture and looks awful through a 14 foot section. The roof in places looks like it’s already sagging, closet walls in master was not straight, it actually had a bend in it. The storm doors didn’t work we actually have been locked out several times and trying to open it actually broke door handles. Dead bolt locks were not lined up correctly and could not be locked due to this. Bedroom and closet doors could not be shut due to miss alignment. The kitchen was pictured to have microwave and oven built and flat top cook stove but due to a pantry being built in we lost those options. Ordered pull handles for all Cabinets and drawers but received knobs. Paint throughout the home were chipped, marked and flaking. Ordered a single basin sink which was another upgrade that we didn’t get we finally had it delivered but are waiting on the countertop to be cut and sent so it fits correctly. There is so much more that is hard to list but it has now been 10 months trying to get things corrected right. When calling customer service they are rude and do not return calls and argue every point. So customer beware when purchasing a Franklin home. This was supposed to be our forever and last home and it has turned out to be our fixer up home. With the money we spent you think you would get a better built home. Please be cautious when buying. Just wanted to share our experience with future customers looking to buy..

Could have more or less stars on the rating. This was not a cheap house, but a very nice modular home. Overall structure - the house is well built structurally and has the potential to be an amazing home. Herein lies the problem, service after the sale is very poor and they could care less about you being happy once the house is set. For starters, the kitchen cabinets were incorrect. We stressed that we wanted EXACTLY what was in the model home, and that is not what we received in our house. Apparently they changed cabinet manufacturers before starting on our home and that exact cabinet layout was no longer available. We finally excepted that's how it is, but they agreed to correct the bar/island cabinets. I was told by both the sales department and service department that the bar cabinets were on order (since late February 2021). Late in May we are told that they were not ordered and they can't recreate what we saw or what we wanted. They did give us a $1200 credit to pick out a piece of granite for the bar to make up for it. So plus one on Franklin for at least attempting to make up for their mistake and time it took. Once the house was set up, I walked through, made an organized, detailed list of items I saw that needed to be corrected by room and sent it to the service department. I understand that some of the items on my list were standard repairs after moving the house, but there were a few, what we would consider, major issues. The outside end wall by the laundry room exterior door is misaligned from about midway up the exterior wall through the gable. They are not wanting to fix this and claim it is a set up issue. Problem is, everything else is square and even on the rest of the exterior. Fix it! The other major issue is the ceiling texture. One of the deciding factors on going with Franklin was that they don't goop the ceiling texture on like most manufactured/modular home builders. The knockdown texture we saw in the many homes we walked through was beautiful. Now our house? The texture on the ceiling is too thick in some areas, and not knocked down properly in other areas. In our living room, as soon as you walk in the house, are a couple of areas where the textures are so inconsistent that it is extremely splotchy and you can see the stress crack repairs and seams. They claim this is within the acceptable standard. Note, these are not tape beds that are visible, but actual differing ceiling textures within the same room. They are basically refusing to repair these items. Our hose has been sitting now for 3 months and we are still waiting on a resolution. They even sent their Quality Control Manager down to take a look and during the visit he agreed with many of the issues we had, but his report that I received that he turned in said, "if you close the blinds and draw the curtains, it would barely be visible." WHAT!? Running out of room to finish my review...

This company built our house. Once the house was delivered, we were pretty much forgotten about. 5 months after being delivered we are still waiting for the house to be completed so we can move in. One excuse after another that materials weren't sent, wrong materials were sent, waiting to send a crew out... They did eventually send a rep out to verify what needs to be done to complete the house but unfortunately I got to hear more about the divorce he was going through rather than when my house would be completed. House looks nice though.
