Richly Detailed Suite of Basement Rooms in San Francisco, California’s Balboa Terrace Neighborhood
Our clients did not want this project to look like a basement. Four rooms, a hallway and a stair were to be created out of the unused half of their garage. Generous use of glass block brought in warm diffuse light from the south and west. Existing wood posts were covered by fluted Doric columns and built-up wood pilasters. Traditional wood castings and moldings of poplar were custom milled to match the castings on the upper floor. Stone tile and carved stonework were used extensively. Both bedrooms feature custom bookcases with gently arched tops. Lighting includes recessed down lights and wall sconces. Details for the project were inspired by elements that the clients had admired in San Francisco’s City Hall, Lone Mountain College and the Ritz Carlton Hotel.

Chermak Construction, Inc.
Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features.
Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet.
Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile.
Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting.
A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble.
A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores.
Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring.
The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away.
Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end!

The layout of this bathroom was reconfigured by locating the new tub on the rear wall, and putting the toilet on the left of the vanity.
The wall on the left of the existing vanity was taken out.

Our clients had been in their home since the early 1980’s and decided it was time for some updates. We took on the kitchen, two bathrooms and a powder room.
This petite master bathroom primarily had storage and space planning challenges. Since the wife uses a larger bath down the hall, this bath is primarily the husband’s domain and was designed with his needs in mind. We started out by converting an existing alcove tub to a new shower since the tub was never used. The custom shower base and decorative tile are now visible through the glass shower door and help to visually elongate the small room. A Kohler tailored vanity provides as much storage as possible in a small space, along with a small wall niche and large medicine cabinet to supplement. “Wood” plank tile, specialty wall covering and the darker vanity and glass accents give the room a more masculine feel as was desired. Floor heating and 1 piece ceramic vanity top add a bit of luxury to this updated modern feeling space.

One of the main features of the space is the natural lighting. The windows allow someone to feel they are in their own private oasis. The wide plank European oak floors, with a brushed finish, contribute to the warmth felt in this bathroom, along with warm neutrals, whites and grays. The counter tops are a stunning Calcatta Latte marble as is the basket weaved shower floor, 1x1 square mosaics separating each row of the large format, rectangular tiles, also marble. Lighting is key in any bathroom and there is more than sufficient lighting provided by Ralph Lauren, by Circa Lighting. Classic, custom designed cabinetry optimizes the space by providing plenty of storage for toiletries, linens and more. Our client wanted a clean and classic Master Bath Suite. Initially, I designed 3 different options, but option 1 was a home run for the client and also my favorite based on thier wishlist. The vanity and mirror are custom made for the space with a 12 step dark stain process that allows the depth of the grain to show through. It took about 10 sample runs to get the finish just right, not too red and not too dark. We built the massive mirror to "float" off the wall so that it would visually lighten the space. The shower glass was detailed so that it appears seamless against the shower bench. We used Carerra marble throughout.

A small pied-e-terre received an out-sized makeover. We opened the tiny kitchen to give it the feel and workability of a much larger space. Both the bath and the kitchen are true to the very traditional and charming Beacon Hill aesthetic.
