We are wanting open plan living. With 3 bedrooms, bathroom, ensuite, kitchen, dining as a minimum. Wanting to achieve a more functionality out of the space. Thanks

I’d consider moving laundry and bath to side of house to open up living to back yard. If you don’t need wir in master they could both be in part of master. Otherwise laundry could be on other side of house.

Thanks Kate for taking the time to help us out. This is very similar to what we are thinking, I like having other peoples perspective. We had planned to move the bathroom and laundry over into where the master is and open the house up. Just trying to figure out what will be most efficient use of space. Thanks, I appreciate it

The House has a sunken lounge, does this mean that it's a Mid Century style, what style of ceilings does it have, sorry for all the questions but it will help with redesigning the interior spaces. Do You plan on having a pool

The house is facing north. It was built in the 60s and it had a already been extended twice. They added the left side of the house (now kitchen and dining) rectangle, and also half of the master bed room was added on.
There’s no sunken lounge. We don’t want a pool. We are going with a costal vibe.
The roof is cement tiles (so heavy) however in really good condition so will be painted. The cladding is weather board.
Thinking of extending but at this stage wanting to see how to redevelop the layout to see how functional we can make it first. Thanks for the questions

And more, dimensions of combined kitchen dining, do master bed dimensions include ensuite, . width of passage ways, this will give a better idea of wet room space, The additions explain how the living room ended up in the middle of the house. cheers

The kitchen and dining room together is 9.3m length 2.5m width.

The ensuite is on top of the dimension so 1.5m by 3.4m

My first thought was to move the kitchen living into the Master but then thinking about the aspect, with North at the front of the property I have decided to open up the living from North to South. This would mean replacing the fireplace with glass stacker doors opening to the Porch at the front and bi fold windows opening to the new Alfresco.. I don't normally suggest removing a fire place but I think in your house and period it is OK. But it could be retained with full height windows on each side of the fireplace

The new Great room would have the exposed rafters. Just something different for you to consider as there are many ways to arrange a floorplan

is the floor at the same level throughout the whole house and what shape are the roofs over the two separate extensions and are they also clad in tiles?...please share a google earth photo of the whole roof

The floors are all the same level and all ceiling heights are the same. All tiles over the whole roof

I looked into using the master bedroom for kitchen living, and found that it would be complicated to find a suitable space for the New Master due to the other long extension only being 2500 wide. So keeping the master insitu using the current Ensuite and adding a WIR as per my first post. A family bathroom with an over bath shower from a house in Avalon Sydney as per attached photo, and a generous powder room with vanity.

I have kept the south wall of the living open to the kitchen/ dining to make use of the northern winter warmth that would come in via the other end of the living room

The kitchen is one that I did for a friend who loves to cook and have her appliances like an Air Fryer etc on hand along the benchtop in the pantry section. A separate Laundry opening on from that which could have a door out to the drive way side of the house. But could also become part of a new Mudroom Laundry space to use when returning from the beach.

I would still like to see exposed white painted rafters and ceilings where possible but it is what you want at the end of the day
