Thanks :) Yeah decided to go with tile. So sand cement is ok over existing tiles if I prep them first? Only problem is, the new pad can only be about 30mm at it's thickest (leaving up to 15mm for tiles) otherwise it'll end up being higher than the hallway floor. So I either need to make the fall shallower or not bother with the waste and make it all level. If I made it level, could I use levelling compound at that thickness or would deck mud/sand cement be the best option? Also, should I be putting in mesh for strength? (I know I should (and will) ask the local hardware what they suggest, but it's great to have suggestions from the Houzz community also)

Hi Geonin, the first thing that I would do is go through your house and de-clutter everything then ensure that everything is spotless and in good condition (pay special attention to the things that you know buyers will look at and things that are touched/handled every day as well as things like appliances and doors - make sure that nothing screams "repair bill"). The second thing to think about is paint and flooring - if your carpet is in good condition have it cleaned otherwise think about replacing it (expensive but poor carpet is seen as a big expense to buyers - particularly if its their first property). Paint your walls a colour that is as light as you can to make your property bigger but remember to tone it in with the carpet and keep your trims neutral (white/black) that will compliment your walls and carpet. Remember lighting and soft furnishings can change the whole look of your home too. During the open house/inspection phase - touches of home will help: smells like fresh perked coffee or baking are always inviting (you can boil some water with a stick of cinnamon and orange slices - just hide the evidence before you leave the house); if your inspections are late in the afternoon, turn on table and floor lamps inside and outdoor lights that'll add warmth.

We have a 900x900 shower and it's plenty big enough. Neither of your proposed layouts looks that great, to be perfectly honest, sorry! In the first layout, you could improve it quite a lot by swapping the toilet and vanity (centre the toilet under the window on the bottom right of the picture if possible), and having the shower door on the other wall (beside the door). Then, you could have a towel rail on the wall beside the door (i.e. behind the door when it's open), which would be accessible from the shower but hidden when the door was open. An 800x1200 shower might be a good size for your space. You'd have to choose a toilet that doesn't protrude too far, plus a narrow vanity. With that layout, you could have a long but narrow wall-hung vanity, with a big mirror covering the wall between the windows, which would make the room feel bigger and would give a good amount of storage. I have a similar sized ensuite in my own house and would definitely not put two doors in it. You will probably find that a fixed glass panel to half the width and a glass door the other half would work fine. Alternatively you can get a sliding glass door (again 50/50) if you like the look of them as they do save on space.
