Location: Silver Lake, Los Angeles, CA, USA A lovely small one story bungalow in the arts and craft style was the original house. An addition of an entire second story and a portion to the back of the house to accommodate a growing family, for a 4 bedroom 3 bath new house family room and music room. The owners a young couple from central and South America, are movie producers The addition was a challenging one since we had to preserve the existing kitchen from a previous remodel and the old and beautiful original 1901 living room. The stair case was inserted in one of the former bedrooms to access the new second floor. The beam structure shown in the stair case and the master bedroom are indeed the structure of the roof exposed for more drama and higher ceilings. This project was focused on eeking out space for another bathroom for this growing family. The three bedroom, Craftsman bungalow was originally built with only one bathroom, which is typical for the era. The challenge was to find space without compromising the existing storage in the home. It was achieved by claiming the closet areas between two bedrooms, increasing the original 29" depth and expanding into the larger of the two bedrooms. The result was a compact, yet efficient bathroom. Classic finishes are respectful of the vernacular and time period of the home.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Finishes were updated with a focus on staying true to the original craftsman aesthetic of this Sears Kit Home. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

You may also want to accommodate a washer and dryer in the bathroom, since it’s where clothes are taken off frequently. Also consider safety and cleaning.
