Lord Design
This very small hall bath is the only full bath in this 100 year old Four Square style home in the Irvington neighborhood. We needed to give a nod to the tradition of the home but add modern touches, some color and the storage that the clients were craving. We had to move the toilet to get the best flow for the space and we added a clever flip down cabinet door to utilize as counter space when standing at the cool one bowl, double sink. The juxtaposition of the traditional with the modern made this space pop with life and will serve well for the next 100 years.

The master bathroom became a very calm interesting simple wide open space compared to the original two narrow rooms with a compartmentalized bath/toilet area. One attribute was this high sloped ceiling and two exterior windows. Enjoy! We tore it all out yet reused all plumbing locations and went to an exposed shower pipe while valves were still mounted on a low wall. We added a steam shower!
Model Remodel
The main floor bathroom also features bold color and pattern with a blue penny round flooring and patterned cement tiles. The black fixtures and vanity make this main floor bathroom a more modern space.

Deep soaker tub was a must for the client. This bath remodel started with the desire for a mini-spa in a small footprint. With concise planning a precious 10 SF was added, ending up with 51 SF.
Everything that came into the new space was new, fresh and bold. A soaker tub (22” deep) was a must. A rain shower and a hand shower gave versatile water sprays. Unique accents shine like the embossed paisley low vessel sink. The tile on the floor was bold and accented with penny-rounds in tones of grey for the niche and splash. Other extras; a storage nook was made by cutting into the hall stair cavity, a great place for linens and necessities. General lighting was increased with a larger window, and a great lighted mirror.
This small spa is now bold, functional and enjoyed by these busy professionals.

The new alcove bath/shower includes a rainfall head and handheld shower handle. The overall effect is contemporary, but still befitting our client's preferred transitional aesthetic. Our budget-friendly, oversized accent wall tile creates some movement. The stone pattern incorporates another element of nature, which our client adores.
