For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

Ground up project featuring an aluminum storefront style window system that connects the interior and exterior spaces. Modern design incorporates integral color concrete floors, Boffi cabinets, two fireplaces with custom stainless steel flue covers. Other notable features include an outdoor pool, solar domestic hot water system and custom Honduran mahogany siding and front door.

This home was transformed to suit the needs of a young, busy family. As teenagers, this couple had spent many evenings in this home and knew it well. Although they had just recently purchased it themselves, it had built in sentimental value. They knew this was going to be the perfect place to raise their own children and wanted to develop a new floor plan for today's lifestyle. Subway Tiled Shower with Accent Tile

Guided by existing Japanese & mid-century elements of their home, the materials and rhythm were chosen to contribute to a contemplative and relaxing environment. One of the major upgrades was incorporating a steam shower to lend to their spa experience. Existing dark, drab cabinets that protruded into the room too deep, were replaced with a custom, white oak slatted vanity & matching linen cabinet. The lighter wood & the additional few inches gained in the walkway opened the space up visually & physically. The slatted rhythm provided visual interest through texture & depth. Custom concrete countertops with integrated, ramp sinks were selected for their wabi-sabi, textural quality & ability to have a single-material, seamless transition from countertop to sink basin with no presence of a traditional drain. The darker grey color was chosen to contrast with the cabinets but also to recede from the darker patination of the backsplash tile & matched to the grout. A pop of color highlights the backsplash pulling green from the canopy of trees seen out the window. The tile offers subtle texture & pattern reminiscent of a raked, zen, sand garden (karesansui gardens). XL format tile in a warm, sandy tone with stone effect was selected for all floor & shower wall tiles, minimizing grout lines. A deeper, textured tile accents the back shower wall, highlighted with wall-wash recessed lighting.

Breathtaking views of Camelback Mountain and the desert sky highlight the master bath at dusk. Designed with relaxation in mind the minimalist space includes a large soaking tub, a two-person shower, limestone floors, and a quartz countertop from Galleria of Stone. Some spaces, like this bathroom, simply needed a little face lift so we made some changes to personalize the look for our clients. The framed, beveled mirror is actually a recessed medicine cabinet with hidden storage! On either side of the mirror are linear, modern, etched-glass and black metal light fixtures. Marble is seen throughout the home and we added it here as a backsplash. The new faucet compliments the lighting above.

Although the Kids Bathroom was reduced in size by a few feet to add additional space in the Master Bathroom, you would never suspect it! Because of the new layout and design selections, it now feels even larger than before. We chose light colors for the walls, flooring, cabinetry, and tiles, as well as a large mirror to reflect more light. A custom linen closet with pull-out drawers and frosted glass elevates the design while remaining functional for this family. For a space created to work for a teenage boy, teen girl, and pre-teen girl, we showcase that you don’t need to sacrifice great design for functionality!
