This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind. The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities. We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users. This bathroom design combines rustic and industrial features in a space that is unique, stylish, and relaxing. The master bath maximizes the space it occupies in the center of this octagonal-shaped house by creating an internal skylight that opens up to a high ceiling above the bathroom in the center of the home. It creates an architectural feature and also brings natural light into the room. The DuraSupreme vanity cabinet in a distressed finish is accented by a Ceasarstone engineered quartz countertop and eye-catching Sonoma Forge Waterfall spout faucet. The front is composed of matching board and batten gables flanking a covered porch featuring square columns with pegged capitols. A tour of the rear façade reveals an asymmetrical elevation with a tall living room gable anchoring the right and a low retractable-screened porch to the left. Inside, the front foyer opens up to a wide staircase clad in horizontal boards for a more modern feel. To the left, and through a short hall, is a study with private access to the main levels public bathroom. Further back a corridor, framed on one side by the living rooms stone fireplace, connects the master suite to the rest of the house. Entrance to the living room can be gained through a pair of openings flanking the stone fireplace, or via the open concept kitchen/dining room. Neutral grey cabinets featuring a modern take on a recessed panel look, line the perimeter of the kitchen, framing the elongated kitchen island. Twelve leather wrapped chairs provide enough seating for a large family, or gathering of friends. Anchoring the rear of the main level is the screened in porch framed by square columns that match the style of those found at the front porch. Upstairs, there are a total of four separate sleeping chambers. The two bedrooms above the master suite share a bathroom, while the third bedroom to the rear features its own en suite. The fourth is a large bunkroom above the homes two-stall garage large enough to host an abundance of guests.

The side of the tub also doubles as a shower bench and has access to multiple grab bars for easy accessibility and an aging in place lifestyle. The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

This large master bath features Arizona Tile's Metalwood Iridio on the shower walls, Bedrosians Hampton Seaside Glass Mosiac tile for the accent tile in the shower, and Emser Tile's Baja Mexicali Mosiac tile in the shower pan. The bathtub is Hydrosystems Studio Whirlpool tub and all faucets in this bathroom are from MOEN. The vanity is from Starmark in their Farmington Cherry Wood with a Java stain.
