North and south exposures in this 3000 square foot loft in Tribeca allowed us to line the south facing wall with two guest bedrooms and a 900 sf master suite. The trapezoid shaped plan creates an exaggerated perspective as one looks through the main living space space to the kitchen. The ceilings and columns are stripped to bring the industrial space back to its most elemental state. The blackened steel canopy and blackened steel doors were designed to complement the raw wood and wrought iron columns of the stripped space. Salvaged materials such as reclaimed barn wood for the counters and reclaimed marble slabs in the master bathroom were used to enhance the industrial feel of the space.

This remodeled bathroom now serves as powder room for the kitchen/family room and a guest bath adjacent to the media room with its pull-down Murphy bed. Since the bathroom opens directly off the family room, we created a small entry with planter and low views to the garden beyond. The shower now features a deck of ironwood, smooth-trowel plaster walls and an enclosure made of 3-form recycle resin panels with embedded reeds. The space is flooded with natural light from the new skylight above.

Refined bathroom interior with bold clean lines and a blend of raw materials, floor covered in polished concrete and the vanity unit composed of exposed concrete and natural wood, indirect lighting accents the modern lines of the bathroom interior space.
J.THOM Residential Design & Cabinetry
Clients wanted to keep a powder room on the first floor and desired to relocate it away from kitchen and update the look. We needed to minimize the powder room footprint and tuck it into a service area instead of an open public area.
We minimize the footprint and tucked the PR across from the basement stair which created a small ancillary room and buffer between the adjacent rooms. We used a small wall hung basin to make the small room feel larger by exposing more of the floor footprint. Wainscot paneling was installed to create balance, scale and contrasting finishes.
The new powder room exudes simple elegance from the polished nickel hardware, rich contrast and delicate accent lighting. The space is comfortable in scale and leaves you with a sense of eloquence.

ALL & NXTHING
Although of an obvious choice these day, we love metro tiles.
The clean white space with the Dove Grey grout really worked making the tight space feel much cleaner and bigger.
Joni Spear Interior Design
Thibaut Medallion Paisley wallpaper adds a blast of color and drama to the small powder room. Trim paint is Benjamin Moore-Boca Raton. The existing faucet was replaced with the French-inspired satin brass fixture from Newport Brass. The 3 light vanity sconce adds an architectural detail and the medallion on the brass mirror echoes the design motif of the paper.
