Modern Farmhouse | 2019 Dry Creek Parade

This Condo has been in the family since it was first built. And it was in desperate need of being renovated. The kitchen was isolated from the rest of the condo. The laundry space was an old pantry that was converted. We needed to open up the kitchen to living space to make the space feel larger. By changing the entrance to the first guest bedroom and turn in a den with a wonderful walk in owners closet. Then we removed the old owners closet, adding that space to the guest bath to allow us to make the shower bigger. In addition giving the vanity more space. The rest of the condo was updated. The master bath again was tight, but by removing walls and changing door swings we were able to make it functional and beautiful all that the same time.

The guest bath features floor to ceiling glass tile in a calming sage green, while the freestanding cabinets are a bright white. Behind the freestanding tub teak shutters open to the bathroom's private garden and outdoor shower. The walls are lava rock and the shower head is a custom stone waterfall. The teak mirrors are framed by glass pendants. The gold fixtures add a pop of glamour to the all white vanities and the soft green of the shower. The shower floor is gray pebbles to compliment the gray floor and the lava rock outside in the garden.

A typical post-1906 Noe Valley house is simultaneously restored, expanded and redesigned to keep what works and rethink what doesn’t. The front façade, is scraped and painted a crisp monochrome white—it worked. The new asymmetrical gabled rear addition takes the place of a windowless dead end box that didn’t. A “Great kitchen”, open yet formally defined living and dining rooms, a generous master suite, and kid’s rooms with nooks and crannies, all make for a newly designed house that straddles old and new. Craftsman home teenage pull and put bathroom remodel. Beautifully tiled walk-in shower and barn door style sliding glass doors. Existing vanity cabinets were professionally painted, new flooring and countertop, New paint, fixtures round out this remodel. This bathroom remodel is for teenage boy, who also is a competitive swimmer and he loves the shower tile that looks like waves, and the heated towel warmer.

Two phases completed in 2020 & 2021 included kitchen and primary bath remodels. Bright, light, fresh and simple describe these beautiful spaces fit just for our clients. The primary bath was a fun project to complete. A few must haves for this space were a place to incorporate the Peloton, more functional storage and a welcoming showering/bathing area. The space was primarily left in the same configuration, but we were able to make it much more welcoming and efficient. The walk in shower has a small bench for storing large bottles and works as a perch for shaving legs. The entrance is doorless and allows for a nice open experience + the pebbled shower floor. The freestanding tub took the place of a huge built in tub deck creating a prefect space for Peleton next to the vanity. The vanity was freshened up with equal spacing for the dual sinks, a custom corner cabinet to house supplies and a charging station for sonicares and shaver. Lastly, the corner by the closet door was underutilized and we placed a storage chest w/ quartz countertop there. The overall space included freshening up the paint/millwork in the primary bedroom.
