**Project Overview** This new custom home reflects the owners' personalities in every detail throughout the space. The style is traditional with a twist, as more modern updates bring a freshness to the aesthetic. In the light-filled master bath, this unique look and feel is on full display. **What Makes This Project Unique?** As with other built-in pieces throughout the home, a floating vanity and makeup area have a furniture quality that imparts warmth to the bath. The owners' favorite color, blue, creates a backdrop for simple, white painted cabinetry and an expansive mirror that reflects as much light as possible. Above the mirror, transom windows let light flow into the space while maintaining privacy. Floating shelves are a beautiful solution for linen storage, while an additional niche cabinet holds additional toiletries and other items. **Design Challenges** Though the vanity is on a long wall, the seated makeup area in the center limits storage. In addition, the transom window limits what can be done above the counter. We were able creatively add apothecary drawers above the makeup desk to give the client more storage for small cosmetics, as well as a lap drawer. The bathroom was completely transformed! We demoed the flooring, cabinets, sheetrock, countertops and soffits, as well as structural walls. There were two doors into the bathroom from the master bedroom that were both removed and one new one installed. New walls were framed out for the closet, tub, shower and toilet room. The sink was moved from its original location and located on the adjacent wall. Two small closets were also removed to increase the square footage of this bathroom. Pocket doors were added to the water closet, as well as the closet. The seated vanity was a must, so that was added into the new layout. The original tub that the homeowners felt was too large was replaced with a freestanding soaker tub. The once dark corner shower was replaced with a new low curb entry shower surrounded with frameless glass and brushed nickel hardware. The shower floor tile is 1"x4" Eleganza loft Grigio, surrounded by 4"x16" Subway tile in a glossy cotton. A nice mosaic Frozen blend glass Allegro accent tile helps breaks up the white of this new bright bathroom. The homeowners are so pleased with their new bathroom. Carney Properties & Investment Group did it again! This beautiful home they have created features an expansive open floor plan, an absolutely to-die-for view, and luxurious interior features that will surely captivate. Lovely home, great job! As you can see our kitchen is a single wall design with a large island for entertaining and meal preparation, and features a two-tone color combo that is becoming ever so popular. The large one-plane island is becoming a standard design these days over the raised bar top style, as it provides one large working surface if needed, as well as keeps the room open and does not partition the kitchen and the living room, allowing for a more free-flowing entertainment space. The bathrooms take a more elegant, transitional approach over the contemporary kitchen, definitely giving off a spa-like feel in each. The master bathroom boasts a beautifully tiled shower area, which compliments the white cabinetry and black countertops very well, and definitely makes for a grand impression when entering. (It’s also the most budget-friendly option in terms of plumbing). Maybe separate rooms for toilet and shower make sense? Maybe you want to work with a window above a bathtub or in the shower. You may live in an old house where you can keep some of the original character of the home, or you may be working with a small apartment space. 2 Consider How You Use Your Bathroom

Once you’ve gathered some inspiration, have a think about who is using the room, and how they will be using it. A single guy needs a lot less storage than a teenage girl, and a family bathroom may need to consider elderly family members. You may also want to accommodate a washer and dryer in the bathroom, since it’s where clothes are taken off frequently. Also consider safety and cleaning. Ensure no-one will slip and hurt themselves, and consider that many little tiles will make for many little nooks for grime to accumulate, whereas big surfaces like a sink that is integrated with the vanity counter, or a big mirror will make wiping down the surface much easier than having sinks sitting on top or an intricately designed mirror.
