This home is an oasis of calming color and sophisticated, transitional design. The kitchen has a dark wood floor with a farmhouse sink, white louvered cabinets, marble countertops, a white marble backsplash, stainless steel appliances, and an island. The great room and living room also have dark wood floors with white walls and comfortable furniture. The dining room and sunroom flaunt calming hues with a printed rug adding a dash of bright color. The master bedrooms and guest room showcase a green and yellow palette with luxe linen and furnishing, while the kid's room is a light green with comfy bunkbeds. The master bathroom has a yellow tile and stone tile limestone floor with white shaker cabinets, a one-piece toilet, beige walls, an undermount sink, and quartz countertops.

A 1930’s boathouse is renewed with an updated space and new pier, everything inside is new. Some new features include: NanaWalls, tall glass doors fold open completely onto a new deck, a working kitchen with an island that houses a hydraulic can swivel and move around on a whim, a sofa sleeper has double function, a TV is on a swing arm, and tables transform and combine for different needs. It’s a small space everything had to be multi-functional. Storage is a premium, a handcrafted ladder displays quilts when its not being used to access a loft space in a dropped ceiling. With nautical touches the revitalized boathouse shed is now a great place to entertain and watch the sun set on the water.

The cozy den is perfectly proportioned thanks to the oversized custom credenza, in a dark blue tone.

We made some small structural changes and then used coastal inspired decor to best complement the beautiful sea views this Laguna Beach home has to offer.

Josh Wynne Construction
BeachHaus is built on a previously developed site on Siesta Key. It sits directly on the bay but has Gulf views from the upper floor and roof deck.
The client loved the old Florida cracker beach houses that are harder and harder to find these days. They loved the exposed roof joists, ship lap ceilings, light colored surfaces and inviting and durable materials.
Given the risk of hurricanes, building those homes in these areas is not only disingenuous it is impossible. Instead, we focused on building the new era of beach houses; fully elevated to comfy with FEMA requirements, exposed concrete beams, long eaves to shade windows, coralina stone cladding, ship lap ceilings, and white oak and terrazzo flooring.
The home is Net Zero Energy with a HERS index of -25 making it one of the most energy efficient homes in the US. It is also certified NGBS Emerald.
