With two teen daughters, a one bathroom house isn’t going to cut it. In order to keep the peace, our clients tore down an existing house in Richmond, BC to build a dream home suitable for a growing family. The plan. To keep the business on the main floor, complete with gym and media room, and have the bedrooms on the upper floor to retreat to for moments of tranquility. Designed in an Arts and Crafts manner, the home’s facade and interior impeccably flow together. Most of the rooms have craftsman style custom millwork designed for continuity. The highlight of the main floor is the dining room with a ridge skylight where ship-lap and exposed beams are used as finishing touches. Large windows were installed throughout to maximize light and two covered outdoor patios built for extra square footage. The kitchen overlooks the great room and comes with a separate wok kitchen. You can never have too many kitchens! The upper floor was designed with a Jack and Jill bathroom for the girls and a fourth bedroom with en-suite for one of them to move to when the need presents itself. Mom and dad thought things through and kept their master bedroom and en-suite on the opposite side of the floor. With such a well thought out floor plan, this home is sure to please for years to come.

Our clients were relocating from the upper peninsula to the lower peninsula and wanted to design a retirement home on their Lake Michigan property. The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.
