This condo underwent an amazing transformation! The kitchen was moved from one side of the condo to the other so the homeowner could take advantage of the beautiful view. This beautiful hutch makes a wonderful serving counter and the tower on the left hides a supporting column. The beams in the ceiling are not only a great architectural detail but they allow for lighting that could not otherwise be added to the condos concrete ceiling. The lovely crown around the room also conceals solar shades and drapery rods.

Vintage kitchen remodel. Our inspiration for the Spanish bungalow was California Coastal. We kept the beautiful terracotta floors, repurposed the cabinetry, added new countertops and backsplash. The client wanted a dishwasher so we extended the countertop to make room for the dishwasher & added additional cabinetry for more storage.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space. We gutted the kitchen and closed off the landing through the door to the garage to create a new pantry. A frosted glass pocket door eliminates door swing issues. In the pantry, a small access door opens to the garage so groceries can be loaded easily. Grey wood-look tile was laid everywhere. We replaced the small window and added a 6’x4’ window, instantly adding tons of natural light. A modern motorized sheer roller shade helps control early morning glare. Three free-floating shelves are to the right of the window for favorite décor and collectables. White, ceiling-height cabinets surround the room. The full-overlay doors keep the look seamless. Double dishwashers, double ovens and a double refrigerator are essentials for this busy, large family. An induction cooktop was chosen for energy efficiency, child safety, and reliability in cooking. An appliance garage and a mixer lift house the much-used small appliances. An ice maker and beverage center were added to the side wall cabinet bank. The microwave and TV are hidden but have easy access. The inspiration for the room was an exclusive glass mosaic tile. The large island is a glossy classic blue. White quartz countertops feature small flecks of silver. Plus, the stainless metal accent was even added to the toe kick! Upper cabinet, under-cabinet and pendant ambient lighting, all on dimmers, was added and every light (even ceiling lights) is LED for energy efficiency. White-on-white modern counter stools are easy to clean. Plus, throughout the room, strategically placed USB outlets give tidy charging options.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.
