A wall oven is set slightly higher than the adjacent counter for ease of use. A special roll out countertop allows the coffee maker to be filled with water and slide back underneath the microwave. A collection of Native American baskets and old spice tins occupy the vaulted space above the upper cabinets.

Lanning Architecture
Franklin Court is a collection of seven new town homes in the El Presidio Historic Neighborhood in downtown Tucson. The concept was to create a project that mirrored its surroundings, creating a seamless blend of old and new. The design challenge was to create very livable residences on very small lots in a dense setting. Each residence is therefore set flush to the front property lines, and each residence has a unique courtyard, blurring the lines between indoors and outdoors in the Latin American tradition. Michael Keith (the developer/builder/mastermind) integrated many “green” materials making this a very innovative project.
This residence has an entry “zaguan” or hall that connects the very public street entry with the very private rear courtyard. The zaguan is flanked by a formal living area on one side and the kitchen and dining areas on the other. The more private bedrooms are upstairs, tucked underneath a sheltering hipped roof.
Right Arm Construction
This home was built in 1904 in the historic district of Ladd’s Addition, Portland’s oldest planned residential development. Right Arm Construction remodeled the kitchen, entryway/pantry, powder bath and main bath. Also included was structural work in the basement and upgrading the plumbing and electrical.

Retaining the original kitchen location and size helped contain costs. A partition wall separating the back door from the kitchen was removed and the pantry wall and counter return added for storage. Fir semi-custom cabinets, a stone tile backsplash and fir trim glow in natural light on a rainy Pacific Northwest day.

This homeowner chose to update their kitchen by refacing the cabinets to give it a more traditional look. They went with a Walzcraft flat panel door done in Maple with a Honey stain. We also installed 6 Lite Mullion doors with sanded glass. To complete the new look, we also installed a new solid surface countertop.
