Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Relocating to Portland, Oregon from California, this young family immediately hired Amy to redesign their newly purchased home to better fit their needs. The project included updating the kitchen, hall bath, and adding an en suite to their master bedroom. Removing a wall between the kitchen and dining allowed for additional counter space and storage along with improved traffic flow and increased natural light to the heart of the home. This galley style kitchen is focused on efficiency and functionality through custom cabinets with a pantry boasting drawer storage topped with quartz slab for durability, pull-out storage accessories throughout, deep drawers, and a quartz topped coffee bar/ buffet facing the dining area. The master bath and hall bath were born out of a single bath and a closet. While modest in size, the bathrooms are filled with functionality and colorful design elements. Durable hex shaped porcelain tiles compliment the blue vanities topped with white quartz countertops. The shower and tub are both tiled in handmade ceramic tiles, bringing much needed texture and movement of light to the space. The hall bath is outfitted with a toe-kick pull-out step for the family’s youngest member!

An original Sandy Cohen design mid-century house in Laurelhurst neighborhood in Seattle. The house was originally built for illustrator Irwin Caplan, known for the "Famous Last Words" comic strip in the Saturday Evening Post. The residence was recently bought from Caplan’s estate by new owners, who found that it ultimately needed both cosmetic and functional upgrades.
