Full Condo Renovation: Basic 80's to Rustic Transitional

Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property. SKP Design was involved in multiple aspects of this project. Our services included: space planning for kitchen and both bathrooms selecting finishes for walls, floors, trim, cabinets and countertops reviewing construction details and electrical plans specification of plumbing fixtures, appliances and accent lighting furniture layout, specification and purchasing fireplace design and stone selection reviewing branding and signage ideas In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

The home underwent a 2 year gut renovation with an addition and relocation of the kitchen, along with other extensive renovations. Opened up the kitchen and dining room to create one large open kitchen and dining space with a large boat shaped island. Vinyl plank Lifeproof flooring was used due to the house being on a slab and on the lake. The cabinets are a white shaker from Holiday Kitchens. The tops are granite. A custom cable rail system was installed for the stairway and open loft area on the 2nd floor.

Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW Our clients came to us looking to do some updates to their new condo unit primarily in the kitchen and living room. The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. We opened up a small kitchen and adjacent dining room to great an open kitchen with seated peninsula. The bar area with glass cabinets is perfect for a client who enjoys entertaining and grill accessories are tucked in a cabinet to the left of the slider for easy access. The Blanco Statuarietto keeps the space light and ties in with the bar area. Hardware and pendant in brushed nickel.

Our client desired a bespoke farmhouse kitchen and sought unique items to create this one of a kind farmhouse kitchen their family. We transformed this kitchen by changing the orientation, removed walls and opened up the exterior with a 3 panel stacking door. The oversized pendants are the subtle frame work for an artfully made metal hood cover. The statement hood which I discovered on one of my trips inspired the design and added flare and style to this home. Nothing is as it seems, the white cabinetry looks like shaker until you look closer it is beveled for a sophisticated finish upscale finish. The backsplash looks like subway until you look closer it is actually 3d concave tile that simply looks like it was formed around a wine bottle. We added the coffered ceiling and wood flooring to create this warm enhanced featured of the space. The custom cabinetry then was made to match the oak wood on the ceiling. The pedestal legs on the island enhance the characterizes for the cerused oak cabinetry. Fabulous clients make fabulous projects.

When my clients purchased this charming 1940's home in the Seattle neighborhood of Wedgwood, they were amazed by how intact the original kitchen was. It was like a perfect time capsule. The color palette was avocado green and buttercream yellow. The highlights were an original retro built-in banquette and vintage oven! The challenge we faced (besides the awesome but dated finishes) was the closed floor plan typical in this era of homes and the lack of storage. So, we opened the kitchen to the adjacent dining and living room, bringing it up to speed with modern-day living. In opening it up, we also walled off a doorway that went from the kitchen to the hallway, but it was completely unnecessary and allowed us to gain an entire wall of cabinets that didn't exist previously. For the finishes, we kept it classic with mostly gray and white but brought in a little flare and interest with the herringbone backsplash and brushed brass finishes because who doesn't love a little gold? Also, we added color with the finishing details like the rug and countertop decor because those things are a great way to add interest and warmth to a space and can be easily changed when it's time for a fresh new look. --- Project designed by interior design studio Kimberlee Marie Interiors. 1. What Makes a Good Kitchen Design, and Why is it Important?

For starters, you want to find a balance between aesthetics and function. You may have heard of the ‘kitchen work triangle’, which refers to the space between your fridge, sink and stove. You want everything within easy reach when you’re working in the kitchen and look beautiful at the same time. It’s a good idea to take note of both when browsing our photo gallery.

2. Consider Your Space to Determine Your Kitchen Layout

Firstly, consider the space you have, and the limitations that come with it. Do you have a small kitchen and need to maximise your workspace and storage? Can you allow yourself some more space and a big island with seating? Are you designing your kitchen from scratch or renovating an existing design? Which appliances do you already own and what are their measurements? Are there windows you need to take into consideration when planning cabinets? How do kitchen, living and dining areas connect? Depending on your space and needs, you want to use a shape that suits you. U, G, or L-shaped kitchen, with or without island or peninsula? Know your dimensions, plan cabinetry carefully and consider the placement of your appliances. You don’t want to end up with a finished design, only for your significant other to question where the fridge is supposed to go. Consider from the start where your fridge, oven, microwave and sink goes to save yourself from starting again from scratch - remember the kitchen work triangle! You also want to plan the layout of your cabinets. Maybe you’re planning for a pantry and can do with less storage space in your kitchen, so that your design can be one without upper or lower cabinets for a different look. A corner cabinet can be a smart storage solution if you want to keep the look clean and simple.

3. Decide on a Kitchen Style, But Don’t Forget Practicality

You want the style of your kitchen to reflect your personality and taste. We have curated a large array of kitchen styles here at Houzz, from traditional to contemporary to transitional and everything in between. Consider what your cooking style is for a start - Italy is known for its cuisine, so italian kitchen designs are generally popular. Also consider ergonomics - depending on how much time you spend in your kitchen, the height of your counters can make a big difference to your overall health. You also want to consider colour and finishes of cabinets, countertops and splashbacks. Which colour do you want your cupboards to be? Simple, timeless white or rather making a statement in black? Maybe rather a rustic wood? Also consider the colour of your floor - if you have dark floors, you may want to keep cabinets lighter. You could also go for an all-white look and choose black appliances for contrast. Once you know which style you fancy, don’t forget how you will be using the space. You want to keep cooking in mind, as well as how easy to clean and maintain the space will be. How many cooks do you need to accommodate? Do you have kids around? How much storage do you need? Maybe you want to go for open shelves rather than cabinets and allow for easy reach of key items you use when cooking. Again - remember the triangle! Lastly, choose lighting that both enhances the look of your kitchen as well as your cooking performance, providing light in all the right places.

4. Be Conscious of Your Budget

No matter what you plan for your kitchen design, cost is always a big factor. Be sure to plan with your budget in mind. It may make more sense to go for a modular kitchen design rather than custom build. You can save a lot of money if you get at least 3 estimates from professionals before locking in the job.
