Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. Pet nook gives a proper space for pet bed and supplies. Space as pictured is in white melamine and RTF however we custom paint so it could be done in paint grade materials just as easily.

The kitchen and dining room are part of a larger renovation and extension that saw the rear of this home transformed from a small, dark, many-roomed space into a large, bright, open-plan family haven. With a goal to re-invent the home to better suit the needs of the owners, the designer needed to consider making alterations to many rooms in the home including two bathrooms, a laundry, outdoor pergola and a section of hallway. This was a large job with many facets to oversee and consider but, in Nouvelle’s favour was the fact that the company oversaw all aspects of the project including design, construction and project management. This meant all members of the team were in the communication loop which helped the project run smoothly. To keep the rear of the home light and bright, the designer choose a warm white finish for the cabinets and benchtop which was highlighted by the bright turquoise tiled splashback. The rear wall was moved outwards and given a bay window shape to create a larger space with expanses of glass to the doors and walls which invite the natural light into the home and make indoor/outdoor entertaining so easy. The laundry is a clever conversion of an existing outhouse and has given the structure a new lease on life. Stripped bare and re-fitted, the outhouse has been re-purposed to keep the historical exterior while provide a modern, functional interior. A new pergola adjacent to the laundry makes the perfect outside entertaining area and can be used almost year-round. Inside the house, two bathrooms were renovated utilising the same funky floor tile with its modern, matte finish. Clever design means both bathrooms, although compact, are practical inclusions which help this family during the busy morning rush. In considering the renovation as a whole, it was determined necessary to reconfigure the hallway adjacent to the downstairs bathroom to create a new traffic flow through to the kitchen from the front door and enable a more practical kitchen design to be created.

HUGE transformation! The homes in this area quintessentially have smaller kitchens that dining rooms. In addition, there is no open floor concept so traffic flow is restricted. In this design, we choose to take over the dining room! The fortunate part is the sunroom on the backside of the home was conditioned as part of the home, so the furniture and space plan transformed this room into the "dining room". What a beautiful thing to have on the backside of the home where the view is great (future pictures to come!). The improvements and challenges were to remove the wall between the kitchen and the formal dining room (which was rarely used) and then extend the kitchen into that space. !! This is a great challenge because it changes the flow, original architectural patterns to the home! We (client included) the plan achieved just that with some sacrifices -- but honestly, with so many more rewards.
