Restoration and remodel of a historic 1901 English Arts & Crafts home in the West Adams neighborhood of Los Angeles by Tim Braseth of ArtCraft Homes, completed in 2013. Space reconfiguration enabled an enlarged vintage-style kitchen and two additional bathrooms for a total of 3. Special features include a pivoting bookcase connecting the library with the kitchen and an expansive deck overlooking the backyard with views to downtown L.A. Renovation by ArtCraft Homes. Staging by Jennifer Giersbrook. Photos by Larry Underhill.
Simply Home Decorating
Our goal on this project was to make the main floor of this lovely early 20th century home in a popular Vancouver neighborhood work for a growing family of four. We opened up the space, both literally and aesthetically, with windows and skylights, an efficient layout, some carefully selected furniture pieces and a soft colour palette that lends a light and playful feel to the space. Our clients can hardly believe that their once small, dark, uncomfortable main floor has become a bright, functional and beautiful space where they can now comfortably host friends and hang out as a family. A radical remodel of a modest beach bungalow originally built in 1913 and relocated in 1920 to its current location, blocks from the ocean.
The exterior of the Bay Street Residence remains true to form, preserving its inherent street presence. The interior has been fully renovated to create a streamline connection between each interior space and the rear yard. A 2-story rear addition provides a master suite and deck above while simultaneously creating a unique space below that serves as a terraced indoor dining and living area open to the outdoors.

Melinamade - Residential Design + Interiors
A few rare vintage 1950s pieces here along with a custom bone inlay starburst table, hand silk-screened draperies, and sofas designed by Melina Copass & Preston Sharp. Due to the challenging long and narrow shape of this room, custom designed sofas, especially a Tete-a-Tete style, were needed to create combination seating for around the fireplace and the adjacent TV wall. Built in storage hides entertainment equipment and incorporates a folded steel stair to a mezzanine storage space in this apartment. Custom designed floating shelves easily allow for a rotating display of the owners art collection. By keeping clutter hidden away this apartment is kept simple and spacious.

Clean and bright vinyl planks for a space where you can clear your mind and relax. Unique knots bring life and intrigue to this tranquil maple design. With the Modin Collection, we have raised the bar on luxury vinyl plank. The result is a new standard in resilient flooring. Modin offers true embossed in register texture, a low sheen level, a rigid SPC core, an industry-leading wear layer, and so much more.

For the art, I chose that was graphic and bold. There's a youthful feeling with original art and the arrangement creates a focal point for the room while balancing the large screen TV. Lucite, soft edges and texture dominate while the layout is well thought out for the creature comforts of everyday living.
Even though space was limited, I was still able to include comfortable seating for pre-theatre or dinner gatherings. Count them…the sofa holds 3, 2 Ottomans, the 3 lucite bright yellow bar stools, the lounge chair, 2 side chairs, the upholstered chair by the waterfall desk and if you add the 4 chairs for the dining area, you're at 16, and this doesn’t count the custom coffee table with upholstered seating!

This single family home had been recently flipped with builder-grade materials. We touched each and every room of the house to give it a custom designer touch, thoughtfully marrying our soft minimalist design aesthetic with the graphic designer homeowner’s own design sensibilities. One of the most notable transformations in the home was opening up the galley kitchen to create an open concept great room with large skylight to give the illusion of a larger communal space.
