This custom, high-performance home was designed and built to a LEED for Homes Platinum rating, the highest rating given to homes when certified by the US Green Building Council. The house has been laid out to take maximum advantage of both passive and active solar energy, natural ventilation, low impact and recyclable materials, high efficiency lighting and controls, in a structure that is very simple and economical to build. The envelope of the house is designed to require a minimum amount of energy in order to live and use the home based on the lifestyle of the occupants. The home will have an innovative HVAC system that has been recently developed by engineers from the University of Illinois which uses considerably less energy than a conventional heating and cooling system and provides extremely high indoor air quality utilizing a CERV (conditioned energy recovery ventilation system) combined with a cost effective installation. We labeled this spot the sitting room… It’s actually part of the dining room. The previous owners had a pine fireplace mantle We re-designed it with stacked polished travertine and a ribbon style fireplace. The charcoal glass added a lil splarkle instead of the tradidtional “log” option. to gives this pass through space a cozy “clean” look Furniture: We added two iconic Barcelona chairs and a modern lacquered table. The fireplace adds a beautiful decorative accent to the dining room just several feet away

The dining room, encased in a subtle blue textured wallpaper is formal, yet welcoming. Between the kitchen and dining room there is a full size, walk in wine cellar, with a dedicated climate controlled system. The Orchid Beach kitchen was designed as a personal and entertainment oasis for the owners to share the Florida lifestyle with their family and friends. This is a hard working dining room that gets used everyday and is now a part of an open space plan. We removed the wall between the kitchen and the living room to open up the space and to bring more natural light into the space. The family hosts many gatherings including children, so the best option was to create a dining space with benches, so we could fit as many kids around the table as possible. We refinished the dining table in a dark stain to match the legs of the benches and upholstered dining chairs. A custom built-in buffet was designed to house extra plates, party platters, and glasses. It also includes a hidden charging station for iphones, iPods, and iMacs. The beautiful china was purchased in Italy during the home owner's travels.
