Built in 1925, this 15-story neo-Renaissance cooperative building is located on Fifth Avenue at East 93rd Street in Carnegie Hill. The corner penthouse unit has terraces on four sides, with views directly over Central Park and the city skyline beyond. The project involved a gut renovation inside and out, down to the building structure, to transform the existing one bedroom/two bathroom layout into a two bedroom/three bathroom configuration which was facilitated by relocating the kitchen into the center of the apartment. The new floor plan employs layers to organize space from living and lounge areas on the West side, through cooking and dining space in the heart of the layout, to sleeping quarters on the East side. A glazed entry foyer and steel clad “pod”, act as a threshold between the first two layers. All exterior glazing, windows and doors were replaced with modern units to maximize light and thermal performance. This included erecting three new glass conservatories to create additional conditioned interior space for the Living Room, Dining Room and Master Bedroom respectively. Materials for the living areas include bronzed steel, dark walnut cabinetry and travertine marble contrasted with whitewashed Oak floor boards, honed concrete tile, white painted walls and floating ceilings. The kitchen and bathrooms are formed from white satin lacquer cabinetry, marble, back-painted glass and Venetian plaster. Perched above High Park, this family home is a crisp and clean breath of fresh air! Lovingly designed by the homeowner to evoke a warm and inviting country feel, the interior of this home required a full renovation from the basement right up to the third floor with rooftop deck. Upon arriving, you are greeted with a generous entry and elegant dining space, complemented by a sitting area, wrapped in a bay window. Central to the success of this home is a welcoming oak/white kitchen and living space facing the backyard. The windows across the back of the house shower the main floor in daylight, while the use of oak beams adds to the impact. Throughout the house, floor to ceiling millwork serves to keep all spaces open and enhance flow from one room to another. The use of clever millwork continues on the second floor with the highly functional laundry room and customized closets for the children’s bedrooms. The third floor includes extensive millwork, a wood-clad master bedroom wall and an elegant ensuite. A walk out rooftop deck overlooking the backyard and canopy of trees complements the space. Design elements include the use of white, black, wood and warm metals. Brass accents are used on the interior, while a copper eaves serves to elevate the exterior finishes.
